Property managers are typically paid 10% of the gross rents received. Many Realtors and brokers also offer property management services.

Some charge additional fees to the landlords for placing tenants, evicting tenants and handling repairs. I avoided those PMs and found a good one that charged the flat 10% commission and did a very good job.

If a Realtor attempts to charge a prospective tenant a fee, find another Realtor. There's no excuse for that.

It depends on the city and how tight the rental market it. Generally someone will pay 1 month's rent to the Realtor for finding a tenant. If there are lots of apartments for rent in the town, then the landlord will likely pick up that fee. If there is a tight rental market, the renter will likely have to pick up the fee. Make sure you know who picks up the fee when the agent is showing you an apartment. Just ask them.

In some locales the renter pays the realtor a fee to find them a suitable place to live. If the renter has no such agreement with the realtor, then presumably the landlord is paying the realtor to find them a suitable tenent.

Your listing contract must include the notation that you will receive a commission for procuring a tenant for the premises. If your listing contract is 'for a buyer' only, you don't get paid. You've just performed a nice favor.
