I'm new to being a landlord and I've already gotten shady renters who would trash my apartments in just a couple of months, bunk in several other people and hold out on paying their rent. A couple of them didn't even pay me security to pay for the damages.

How can I avoid getting stingy party-animals for tenants? How can I do a credit/background check? Are there any warning signs I should look for? The last tenant 'moved out' when he was arrested for stabbing a woman in the chest.

to use one of those companies that buys the home from you and pay the mortgage off, I will be making some money, the house is being rented now by some family members who decided to forged my husbands signature to get another mortagage on it, they ruined his credit, I am turning the forged signature to the authorities and selling the house, is this the right thing to do? the family members refused to pay us rent so I am selling the house our lives is a living hell because of this.. I have no experience with this type of problems so we decided by a lawyers advice to sell the home, and press charges for forgery I think we are in the right track are we?

putr a screen door up. It is a residential neiborhood, alll house similiar and all have screen doors.......just curious as to what majority prefer.

realtors did nothing for me so I am trying to sell. Comps are selling for 68K and 69,900-both smaller houses. I am very motivated to sell(3 hr. commute to work daily-double yuck!) but I am not desperate. I can pay the mortgage and commute if I have to. This is the ad I placed in Owners com;"Owner financed or buy outright. In move in condition,recently painted, centrally located, cape cod with 1 and 1/2 bathrooms, 1158 sq. feet finished space, level,fenced 50 X 125 lot, Vinyl siding, laundry room on 1st floor, hardwood, berber and vinyl tile floors,large walk-in closets, coats closet,attached garage with electricity and water, additional off street parking,drive, shed,landscaped Patio,covered Porch, ceiling fans, window treatments, satellite dish,stove,refrigerator,washer, dryer and newer furnace. Vestal Hills Elementary area." Financing details in ad are below-not enough room here. Is this a good ad? Would you buy this house?

Its hard enough to afford the simple life E.g. Food, Bills, Car Registration. But with the constant rises in interest rates on home loans it makes it even harder for the average home loan and even harder on someone wanting to get a home loan.

Two spouses, neither with LTD insurance. One spouse requires continued long term care at a facility. If Medi-Cal picks up the cost beyond what the care recipient can pay, will the state place a lien on the home or require it to be sold to pay the bill?

Hi,
My house is going under foreclosure and there are two loans. The second loan put a judgment on me. I am trying to sell the house under short sale. Will they come after me for whatever money they loose? If so, to what extent? If I file for bankruptcy will that take care of this mess so that I can begin to rebuild my life? I don’t have anything of value and currently unemployed and my family and I are actually living with my parents in their apartment now. I am a first time buyer and have not refinanced. The house was bought on November 2007. I also stopped paying about five months ago when all this began. Will this never end and will they come after me until I die?

I'm here in San Francisco and just signed a lease. Apt market is tight here and I looked at it very quickly and was pressured by circumstances to move quickly. I just went in to sign the least today, got the keys, and walked in today. I was horrified. The apt unit is in fine shape but i don't remember the window faced an alley way. I also don't remember the hallway into the apt feeling like a dirty tunnel. I simply cannot live here!!!!

Anyway, I already put down my $4000 cashier's check but now I desperately need to find someone way out of this. Is the company obligated to let me out of my lease within a certain timeframe? Or to at least let me transfer to a different building perhaps? Can anyone point me to any california laws that may help me?

I understand a preforclosure means the bank has not yet taken possession (the owner still owns the house). but will the seller be easier to work with or the bank when it does become an actual foreclosure? If I wait, can I count on the bank listing at a lower price than what it is now listed at?

it was worth 75,000 he bought it for 40,000,,the bank gave him a loan for what the house is worth which was 75,000,,so what im saying is he has 35,000 extra in bank,,how can i do this,,he moved a away and i cant get in contact with him,,???

The two properties located in Harris County were involved in a trust, and then only involved my brother and I as beneficiaries. There are gift deeds for both properties from my brother and I to each other so we should each own our property separately. When trying to get a home equity loan they say I do not own my property 100% and neither does he. How can I straighten this out?

The week we were to have pest control came and went with no one to do the preventive maintenance. I called the landlord and found out they had fired the exterminator and had decided to take on preventive maintenance for themselves. They had posted a note at the mailboxes noting when each apartment was to be sprayed and ours wasn't going to be until another month later. Another phone call was made to the landlord to tell her our building had been skipped since she fired the guy the week our building was to be sprayed. I have two children under the age of four and we have never had a problem with pest, unless they skip a month which has happened in the past. So, I stay on top of it and make sure preventive maintenance is there on schedule. A few days later they came to fix a leak in the A/C unit (which will be another question soon) and gave me a gallon of pesticide and told me to spray on my own time. Is that leagal for them to leave a pesticide in the hands of a tenant?

I own a house in Glendale, AZ; I have a property management company that they are OK, not 100% sometime they do mistakes. My tenant is a single mother with 2 kids she has been living in the house for 2 years. In the beginning she used to call the property management for small things like changing a light ball, trimming the bushes, I told them that I will not pay for those expenses she is not living in a hotel that she can have a " room service" I had paid for the entire bill at that time but gave them a warring. About 4 months ago someone had tried to break into the house and broke the window glass, I was billed for that and it was about $160.00, I got upset and I told the property management that I can't be responsible for her belonging she should get an insurance. I was willing to pay only 1/2 the bill-$80.00. Now I got a letter from HOA the yard gate is broken the slats need to be repaired. What do u think is responsible?I am wondering if they are careless. Her kids are teenager.

my contract does not say anything about rent being in the form of a money order, but the manager says they want it in money order form.
