I don't want a bad tenant. What are the items I should put in the contract to protect me?

Go to Office Max and buy yourself the Landlord Form for leasing your house. It would have all the basic terms and conditions for you to begin with. You can add or delete any term or condition that is not relevent.

do back ground checks and get references
make sure you have good insurance on it too
get a sec dpst too- make it the amount of first and last rent if you want. or just the cost of rent for a month
specify if you want to allow pets or not, you can charge extra for pets, take a sec dpst for that and/or charge more per month on the rent
specify what you are responsible for fixing/doing and what they are
ie- taking out trash, mowing lawn, landscape upkeep etc, broken window, sink clogging, door off track...

specify what you allow and don't - no pools, no changes to landscaping unles you agree to it. no painting unless you agree or they agree to repaint white if they move
etc...
oh specify the 24 hr notice clause - if you need to get in to inspect or do maint to the prop - give them 24 hr notice to be ready for you, they don't have to be there but give notice
unless there is an emergency then you can get in but it's best to give notice
make sure they provide valid contact #s for you if you need to reach them and vice versa- give them a # they can reach for you for emergenices
provide a fire extinguisher for the kitchen
