I would like to refinance my home for home improvements. I have been late on my mortgage payments several times. Will I still be approved to refinance ?

I am a home owner. I went on my city's website to find information about my home and the sales date of which my home was sold prior to my purchase. What does it mean when it says " terms of sale" and under the "terms of sale" it reads " NA- Not Acceptable and "Arms Length" ?

I live in a basement suite. I went away for 3 weeks and asked my landlord (who lives upstairs) if she wouldn't mind watering my plants while i was gone. When i moved in (my place was fully furnished) there was a few pictures hanging on the wall,really ugly ones the kind you'd find in a 70's rec room. So needless to say ive hung up my own plus a few more. She now tells me that each one of the holes (little pin holes) ive made will cost me 5 bucks when i move out. Now that seems a little outrageous to me..any thoughts?

I have a one year rental agreement that states that I am to make monthly payments of $XXXX amount, but it doesn't say anything about what day of the month each payment is due by. For instance, I made the monthly payment for August before the first of August. What I'm wondering is if I have to make the payment before the first, or the second. If there is no time stated for when a payment is considered late, can I make the September payment at any time during September without being in breach of the contract.

Yes Im trying to get pass paying rent, my rent is like paying my landlords mortgage..$1600, but I just can't get pass the debt I have along with rent due Im in the hole $1475, mostly payday loans, which I've gotten to to help pay rent last month's rent. I got ILL and injured on the job, and my SDI won't kick in for 10-15 days. I just want my own house for me and familly, my credit score is not so great 574 last time I checked, and I don't know what steps to take

My mom's planning to take a mortgage under her name for a new house (over $300,000). My dad's filing for divorce right now and wanting to claim half of my mom's assets. The deed for the new house will be in my brother's name and my mom's but we will take her name out of the deed as soon as we can. The only reason the mortgage is in her name is so we can have a lower % rate. Is this going to be determined when splitting my mom's assets?

I am in the process of looking for a new apartment, to which I must submit my past rental history to prove I am in good standing (and I am). Well I received a message from my current apt manager stating that she will not provide a reference until I give a 30 day notice. However, since me getting a new apartment is contingent on my past history, I am sorta screwed. Can she do this?

I said no, and they verbally stated the contract will be null and void. My lawyer advice me to cancel my check, and he told me the contract was null and void. Now, it's been 3 weeks since this happened, and the broker left me a message telling me that the sellers sign the contract. Is this still legal? I'm waiting on my lawyer to call me back.

My friend is being evicted. She has been issued a summons to go to court, but they have also issued her Fiance a summons saying that he owes her back rent also. He lives with her most of the time, but he is not on her lease. Can they do this?

I want to make a counter-offer on a house, but the listing has 2 major inaccuracies: it lists 2 full baths (there is only 1.5- 1 bath and 1 powder room) and it lists 2 living areas and a breakfast nook- no dining (it has only has 1 living and 1 breakfast nook and no other common area). How much is the missing .5 bath and living area worth so I can reduce my offer? Additional house details:
- 1150 sq foot (1200-1400 is typical for area)
- House is foreclosure and bank is being difficult/inflexible- the want me to pay all fees/survey/inspection.
- House is listed "as-is", but needs 2 broken windows replaced and a new AC unit immediately. House is considered a fixer-upper in a very desirable neighborhood zip 75223.
- House has been on market 90 days when they sell typically in 7 days, and sometimes in 1 day!
Any advice is appreciated. Thanks.

They have not signed the contract yet because I was busy, but when I mentioned notarized the contract, the lady give me a cold look. They are about 14 people in a 4 bedroom house, have new nice cars without plates on and fake previous address, they gave me American names, and told me they were from Romania. I got pay for 13 day cash. Can I evict them in case they not pay me in the first, without having a montly rental contract signed? What I can do to protect myself now, and leverages against them? Can I simply call police, ou go to court? Thanks all!

we are due to close on a house friday. it failed inspection, and i wanted to back out, but my husband wants to see if they can have everything fixed by closing. our realtor is trying to rush the closing and postpone the final walk-thru, which gives me a bad feeling. we don't even have a copy of the wood-infestation report. the contract states that it terminates friday at midnight, so are we pretty much in the clear if we don't sign?

We have decided to buy a house with 5 acres to basically knock it down and build a new one but the lady who owns it is in a nursing home and just basically walked out, all of her stuff is there and she doesn't want any of it...but to make matter worse someone came into the house and went through everything....it's a mess drawers have been dumped closets have been ramsacked and everything is on the floor so you can't even walk through the house. Also, she left all the food in the fridge and two freezers and they have been turned off for over a year. The house isn't worth anything but has some really old antiqie stuff in it and some nice woodwork. Were not sure if we should just bulldoze the house and burn everything or if we should take the time to clean out everything. It has a horrible spider problem and the weeds are huge outside. not to mention the 4 out building full of junk too in the same condition. I think it will be a mess but some nice things could be saved out of the house.

With the Florida housing market in trouble, it has become a buyers market. Should we purchase now, or wait a few months to see if it is more of a buyers market. ( we live in Florida and want to upgrade)

I am a private tenant (my cousins friend). We agreed that I would have a 3 year contract in which I would have first rights to buy the house and if I did not want it buy by then, they would want to sell. We agreed a rent of £500 per month, in which the rent would be REVIEWED TWICE yearly at 6 monthly intervals.
After the first 6 months, she said she wanted to put the rent up to £550 as intrest rates has rose, which we said fine, that was May 07 (we moved in Nov 06). She asked us 2 weeks ago if we knew if we were in a position to buy yet. She knows I am expecting a baby In Dec 07 and that I will starting maternity leave soon. So I said no, not till after maternity would we look into it, as I am going to be on less income, which should make no difference as at the end of the day, we have a 3 year contract. I have received a txt from her today saying she wants to increase the rent, again, as interest up to £600. Firstly, the next review wouldnt be up till Nov so that is against the . . .
