I am thinking about buying a house in Colorado. I met the person representing the house seller. He says that he represents the seller and is biased but he also baguely proposed that I could change his status to a transaction broker for a neutral position. Is this a good choice to hire him as my broker so that he can be a neutral transaction broker? Its my first time buying a house, so I am skeptical and cautious. ANy advice would be appreciated, and any comments on whether this is the right time to buy would be great too.. Thanks!

I will be a 1st time home buyer that is participating in a program with no money down, no closing cost and i can buy down my interest rate etc. I want to take advantage of the fact that this is a buyers market. I live w/parents and i'm saving money, i have no debt, i have a fair to good credit rating. I'm a parent and i need a home of my own. I want to buy a home before January? I also want to purchase rental property to supplement my income. In my city there is a very high demand for section 8 housing. I'm in property mgmt so i have the experience and contacts for landlord/maintenance issues and I love property mgmt. Next, should i purchase a home to live in buy August? Is this realistic? Or too risky. With the hopes of eventually buying several rental properties should i use my personal credit? Should i treat this as a business and get a tax id #/license and keep the properties seperate from my personal history. Your advice/experience is very appreciated!

The stairs are cement and it's cracking on a single stair. I recieved a letter from my HOA to replace or repair in 30 days.
The stairs are a common area are they not?? I'm under the impression they are responsible for common areas. They say I am responsible for the stairs because I'm the principal user. So what?? The postal carriers, UPS, pizza deliveries, kids in the neighborhood, anyone wanting to see me at home for many reasons, I believe the stair case is the HOA's responsability to keep repaired. Anyway the stair was that way when I bought the place 7yrs ago and it's fine, it just looks shaky.

Please only answer this if you know what you're talking about.I have a fixed term rental agreement in the state of Hawaii. According to the lease, after the fixed term ends on August 31, it will become a month to month agreement and we would be required to give 28 days notice prior to vacating. We informed out landlord that we would be vacating on August 31 and now he is trying to say that we owe him for September's rent also since we didn't give 28 days notice. Doesn't a fixed term agreement end on the last day of the agreement (August 31) and we would therefore not be required to give 28 days notice unless we stayed until September 1? Trying to avoid going to small claims court. Hawaii code if you really wanna help me out with understanding this. http://www.hawaii.gov/dcca/areas/ocp/landlord_tenant/
In addition, he notifed us that there would be an increase in rent on August 15. Doesn't that require 30 days notice to implement?

im renting this house from a friend with no legal agreement. so there is nothing inwriting now she wants to lease the house out and told me i have to move out cause she doesnt want to rent it out to friends anymore. do i have any rights as a renter at all?

the landlord states that we would have to pay a transfer fee of $375. to transfer. this fee should be waived due to this being a medically necessary transfer. I have a copy of the fair housing policy that states that a landlord cannot refuse to make accomodations to the rules, and policies or services if necessary for the disabled person to use the housing. Any advice as to what we can and should do in this action?

I'm still worried about my mortgage being approved. Wouldn't the contact who I met who pre-approved me or the processor know whether or not the loan would be accepted or not?

It is post foreclosure, meaning the bank owns it. It sold for 43k in '98, it then sold for 32k in '03. It is in a depressed area of the city, but even then the average home price here is 50k.

The asking price is 12k. The area has potential of $500/month in rent. It will be a rental after 2-3 years. It need some plumbing work, carpet, central heat/cooling and paint.

We're paying for everything with cash. What is a good price to offer the bank?

I rent a small, one bedroom cabin for $600 a month. I cannot flush the toilet, drain the sink or shower because everything backs up into the shower stall. I discovered the sewer line is draining on top of the ground (landlord has tried to cover this up with soil and leaves). It smells and I don't feel he is entitled to rent money until he fixes the problem. I have reported him to the town but no action has taken place. Most of the time I stay elsewhere or shower at a friends. If the problem gets fixed, do I owe him all of the back rent?

I asked a previous question about taxes and escrow and noticed that a few responders recommended seeking advice from a real estate attorney. I'm still very early in the buying process for a home that would cost less than $200k. From a cost perspective, does it make sense to retain an attorney? What are the advantages?

do to job loss had to relocate to another state. home in michigan has been on market for 6 months no takers yet even after multible reductions in price. can't afford two homes any more so have'nt paid for the home in michigan (taxes are due also) recieved notice of foreclosure to take place 30th august. with bankrupcy laws that have changed what do you do first? talk w/lawyer or take pre bankrupcy class/ I never in my 50yrs thought I would have to do something like this. is foreclosure worse than a bankrupcy? can't even do a short sale no lookers. if I give the bank the deed back I also have a equity loan and have no equity left in the home. the auction will take place on the 30th I don't know what to do first. I'm humiliated at the thought of all this happenning. will I ever get a loan again? how much upfront to file bankrupcy? any help is appreciated.

My husband and I signed on a lease agreement for one year to our landlord. He decides he wants to sell his properties and it gets bought out by a real estate agency. Our new lease was sent to us and we have to pay another deposit and another application fee. We already did that the first time around. Is our old lease terminated? or do we still have rights from our first agreement. My name wasn't even on the new lease and I signed on the old one. We are frustrated. My husband called about an appliance that went out and some of the new owners were less than cooperative. "you are on a month to month lease now, just so you know!"...real rude. My husband and I are apprehensive about the new ownership. What are our legal grounds with this situation?? We do still have a copy of the old lease. It expires june 2008.

my 1st loan 280,000 is a fixed rate 6.65. my second loan 74,000 (15 years fixed with balooon payment of 54,000 at the end). can i just refinance the second loan. or combine the two into one loan. which is better. i have no penalty, excellent credit, 6 months living in the house. thank you

My lease clearly states that my wife and i are not responsible for water, trash and sewer charges, but each month we got billed for those utilities, after calling and calling and calling and trying to resolve the issue with the owners, they said there was nothing they could do, so we now take the total amount of those utilities out of the rent each month, its normally about $50. my landlord has served me with an eviction notice because i didnt "pay all the rent" i need some help please. THANK YOU

My future apartment tenant has given me the run-around, taken over $100 from me and has still not approved my application despite the many lies she has told me concerning the situation. My roommate just moved in with me for 2 weeks only, but he is he is never pick up anythings. When he took out the trash, he threw it all over the yard, and the trash spilled out. Whenever I ask him to keep the place clean, he always said he has to go somewhere. He brings his friend over to hang out even though I told him I didnt want that.

He has not signed the lease yet, so I think I can get him out legally. However I felt bad to tell him to leave after I promised him that he can rent my apartment.

Please give me advise.
