please give me estimates. i'm planning on moving out on my own. The apartment costs about $550 a month for a studio. Electricity has to be paid by the renter (me) and I'm just wondering if I can afford additional costs. Hopefully electricity does not cost more than $50 a month or so.

The tenant had a will stating everything is to be left to a specific person. Shouldn't that person be given the key to get the items inside or does the landlord have a right to go in with the executor of the tenants estate and watch over them while they are going through things?

I am about to invest in property to lease or rent. What are some important things to put in the contract? If a renter trashes the property what are your rights as a landlord?

I am looking to purchase a piece of investment property for rental purposes. It is just an average home, nothing special about it. It is priced about $15000 above market value. Any help appreciated.

I've seen some that claim to have loads of adverts but when you signup they have about 2, one that springs to mind claims to have 250,000 matches a month, what a joke!
I want one that is totally free and you don't need to signup to search.

Just out of interest has anyone actually found a swap using these sites?

Thanks in advance

For last two months, he has not paid me my rent ! What legal action i can take ?

We paid rent for all of the month, but halfway through, our landlord told us we would have 5 days to move out, because the house had been foreclosed, and the new owners want us out. The letter said we had no legal right to stay in the house, and that after 5 days, the sheriff would come in and take our belongings. He says he will refund the security deposit after we move out if there are no damages to the apt. Are we free from our lease obligations because he has broken the lease? Should we believe that he is really going to fix the damages on a house he does not own? Are we owed rent back from this month? I don't know what to do. I live in Louisiana if that helps. I mainly want to know if the house being foreclosed nullifies my lease, since it is not being transferred. Thanks!!!!!!!!!!

Hi,

We just moved into our 'new' house two weeks ago. The seller had advertised the house as having new carpets, and they did look new during the inspection. After we moved in we discovered pet stains in many areas. The stains are not visible on the carpet surface, the smell is a different story. When we pulled the carpet we found that the padding is in even worse condition. The damage got all the way down to the sub floors.

How can I fully assess the damage caused by the previous owners pets?
Can I force the previous owner to fix these problems? We already asked them nicely but the declined.
Thanks

I refinanced 2 weeks before American Home Mortgage declared bankruptcy. They still owe me my escrow money (a new escrow account was created at closing with the new company). Is the escrow money legally mine and protected from the company's bankruptcy, or can the company default on paying it back? Thanks!

I am currently in the process of buying a home. My boyfriend will be living with me (we've been together a few years). The loan will be in my name, but he will split the utility bills and other bills w/me.
What are the laws in Louisiana concerning co-habitation? IF we ever split up, will he have any right to the property.
Of course, noone ever expects their love to leave, but who knows where a person will be in 30 years (length of mortgage). Thanks guys for your help!! :-)

I recently became a co-manager in a trailer park and when friends/family ask about places to rent and how much, I tell them the price plus it's $5 for each child and pet. And pets they can understand, but they question about being charged extra for their children and want to know if it is legal. Well now, I'm wondering that same question. Being just a manager, I don't want be caught in some legal battle.
(If it makes a difference, the park is in the state of Pennsylvania.)

I've been doing alot of thinking and I came to the notion that I do not want to pay $2800.00 on my house for the next 5 to 6 years that's to say if the interest rate doesn't go up. if it does than I'll be paying even more. Even though I can afford the payment, I don't want to spend the next 5 to 6 years doing so. I rather do something else with that money simply because my house is not new and it's not my dream house. I initially bought it as an first time buyer. what do you think. Short sale can take forever. please be helpful thank you.
