I am about to invest in property to lease or rent. What are some important things to put in the contract? If a renter trashes the property what are your rights as a landlord?

Hire an attorney to draw up your lease. A lease is a legally binding contract and you can't afford to mess around with it.

If an tenant trashes your property you have the right to sue them for the damages if they exceed the security deposit.

There are normally standard rental agreements by law. which asks for a six weeks bond & if rent is over $300 / week (in Australia) you can ask for one months rent in advance.

Take out landlords Insurance, it's Tax deductible and saves you a great deal of stress and Legal costs!
