how common is it to have two separate agents? What kinds of problems might this cause?

I'm in my late 30s, I think its about time I stop renting however the last time I looked my credit score was 580 (2004). I have no down right now. Should I be looking now or wait until I have some money. Also due to a disability I'm on housing assistance now. I would love to live in the country but because of my situation thats not doable, so I'm stuck in the city (Oklahoma City, OK). Any suggestions would be appreciated.

I am looking into buying my first home. The med. price for a home in my areae is $600000. When I use the mortgage calculators available on line, I can only qualify for a $195,000. home loan.( can you buy anything for that price?) I make $90,000.00 a year. I don't understand how anyone can qualify for mortgage with the standards they use. I

We have a lot of equity in our home, a credit rating of 661 and wanted to borrow $25k for improvements, NASB -(816)765-2200, says, "we don't like your credit score". One other loaner (Quicken)(734)805-5000, says," there are no more 2nd mortgages/equity home loans and the market is not lending against property values no more". Is this the trurth or are they forcing me into a refinance to have 100% control of my property?

I am a property manager/landlord and I am trying to assist my friend who has unfounded charges from another landlord, but when I talk to this other landlord about them, he says I cant represent my friend because Im not a lawyer. I thought with it being outside of court, that wouldnt apply. Am I able to help my friend? Or does she have to see a lawyer?

My wife and I live in Austin, TX where it can get pretty warm out. We know that we want to add a swimming pool to our back yard, but we are not sure about the spa. The spa will run an extra 7,000 to 9,000 dollars. Although we know that we will use it from time to time, we are not sure it is worth the extra cost.

One of my big concerns is the resale value of the home. Knowing that I will most likely only get back $.50 on the dollar if we ever sell this home, I wonder if the Hot tub will impact that price. When people look at buying a home with a pool do they see a pool in the yard or do they really take notice that their is a spa.

I guess my question is, will I actually see any more return on my investment if I have the spa built or not?

If your currently living in an apartment (US), what is your utility bill like? I know houses can be expensive, but I would not imagine it would be too much for an apartment.

Need to know how to break a lease agreement - there are 2 of us on a lease agreement - other party refuses to do her part - and also refuses to take her name off the lease. question is how can I take my name off of the lease and move on with my life, and let her deal with the lease herself, without messing up my credit? Landlord expects me to find a replacement for me, but I don't have the time or the want to help my room mate out.

I'm finally looking at moving out of the parents house. Do the rent prices listed on common websites such as rent.com generally include basic utilities? I know they not all of them do, however I know some of them include basic utilites. (Many websites do not specify.)

I'm setting up a budget to see what I can afford and what I can't. I'd call around to the individual places, but right now i'm trying to get a round number to see if I am even financially able to move out.

I am planning on buying a home which has a much lower assesed value than what I am planning to pay for it. The appraisal however is greater than the selling price by about 5k. I am worried that the taxes are going to go up after the sale because someone told me that after a sale is made the assessed value is matched up to the sale price. I was going to buy a new house. I applied for a loan from my lender. The lender denied to let me to borrow money due to bad conditions of the house. The denied leter was provied to my real state agent and the seller agent. The seller refused to approve for me to get my deposite money back. It is appreciated if anyone could advice me what need to do in order to get the deposite money back without spending money to hire an lawer. Thank you in advance!

(My real state agent and the seller agent are frome the same real state company. They work in the same office.)

My wife and I are separted. I live in an apartment.
She continues to live in the house we purchase together. She wants a divorce and to move out of the house and buy her own home. How can I get her name taken off of the mortgage? How do I get the house in my name only?

I am looking at a home that has 150' on a river. The house is valued at $170,000 but the owner is willing to give it to me cheap. My credit score is over 700, my mortgage will be about 1246 a month, I make about 3300 gross, and I pay about 500 dollars between car payment and student loans. I have about 20 grand saved up in the bank. My mortgage guy told me on Tuesday that he submitted the loan to the underwriter on Tuesday and that I should hear from him later that day or tomorrow for the clear to close. Its now the end of Thursday and I haven't heard anything at all! I don't know why but I'm worried this whole thing will fall through. THe property is only 116K by the way, and I plan on putting down 10 percent down payment.

My rent is due on the 1st of the month, i mail it out on the first of the month but my landlord is trying to charge me a late fee because his bank doesn't clear it until after that. Can he due that if i sent it on the day it was due? If not where can I find the legal info on this? I live in california if that makes a difference.
