When the payments are late? Or when you simply don't pay?

It was last sold in 2004 for 43k. Now it is priced at 12k. The realtor stated that the house is priced accordingly and that it's still "VERY" negotiable. How would he know that it's so negotiable?

*The house hasn't been advertised yet. He told me about this house because I was interested in another house that was already sold.

Hi. I have a no-lease (landlords didn't want to pay taxes on rental) month-to-month rental in VA. Rent included all utilities as well as internet (required for my job.) I've lived here since end of last Aug.

Since I moved in, I have had running water always. I travel for work & am home only 10 days a month +/-, so when I am home I take sponge-baths, and remind landlords (live on property- in main house) that the water is not working. They have tried to fix it but have not been successfull.

Also the internet was installed 3 months after I moved in. Last month, the internet was removed w/o 30 days notice (30 days lease change notice required in VA) and I suffered through work for that b/c I didn't have internet.

Monday, landlords said they didn't want to rent anymore b/c they were "Tired of hearing me complain about the water."
Um... once every 2 months for a year?!? And water is not an unreasonable request!!

I have 3 kids and recently divorced.No child support yet and I need to move ,because I have to have more than 2 bedrooms for the kids.
Anybody knows where I can get help with low income housing San-Jose,CA ?
I would realy appreciate...never been in this situation before.

my mom has pay the rent money every single month but in cash...and every time we ask the landlord to give us the rent receipt she made an excuse n until today she hasn't give us anything...now we are going to court because she says we haven t pay anything...i don't know what to do i have told my mom so many time to give her a money order...we try everything so she could give us a receipt but she just don't want to we even have our own receipt book n told her to sign it n she refuse...can someone please help me....

me and my husband have just been accepted for our first mortgage we need to borrow 100% we got accepted for £160000 they have given us £150000 secured and £10000 unsecured the repayments on it are about £1000 a month do you think thats good?

I am looking at buying a 50 year old wood-construction apartment building. It looks in very good condition, but approximately how long does this kind of building last? It is a typical box style aparment building with 2 stories, and 4400 sqft and a tar and gravel roof (I know the roof needs replacing soon). It is in a city on the Ocean. The Winters are semi-cold (snow and stuff) but it's not Alaska or anything like that.

I know you can't know these things exactly, but I'm hoping for a ball park estimate. Will it last 5 more years or 50 more years?

Long story short, I am planning to move out of my apartment to save up some money for school. I have renewed a lease back in February (deadline to renew at same rental rate) and this new lease starts September 1st, 2007. I have notified my roommates of my intent to move back in June, and have took care to find a new roommate to take over my lease.

Management at first did not say that they required it, but later on says that they need a letter of release signed by all roommates to release me from this lease and add the new renter on. One of my roommates refused to sign this letter. The only reason she offered was "I don't know this new person". I then offered to set up a meeting with the new renter and my roommate refused to meet this person twice even when new renter drove 3 hrs and showed up in person to meet her.

Also her rent check bounced and she denies responsibility for it.

Anyway we can do right now in terms of getting her signature or getting out of my lease?

I was told by a real estate agent when I bought my house I could rent it. Now I am told I can't, and I have to sell my house. How can I sell it easily? Any ideas? I did for sale by owner recently, is there ANOTHER way to pay off the house and equity line, even if I can't make anything, just to get rid of it, it is too much of a headache for me. I heard that there is a company that will buy your house from you while you build a new --anyone know it?

My husband & I want to sell our house FAST. We just bought it last June & at that time it was appraised for $115,000 but we paid $102,000. We don't care if we make any money off it we just want to move. We are looking into buying a bigger house for our growing family, but want to selling this one first.

I had one done by a potential lender - they said it came in @ $225K and I have a loan bal @ $239K. They said they couldn't help me - I know the market has slowed down, but I don't think that it went below for what I purchased it for. Should I try another lender or am I going to get the same result. I have a pool, the house has been kept well, I'm replacing the flooring. Other market comps came between $236K - $260K. Please shine some light on what I probably should do. It has been a very frustrating experience so far.

Selling bank asks for a pre approval letter?
my pre approval letter is for 500k and im attemptting to buy a house listed for 240 which has been empty for 600 days on a bad street and vacant for 160k if the selling party knows how much im worth why would the seller even consider my low offer . i mean if the buying party ask for a pre approval letter do i have to provide it in order to put a bid in...it almost seem like a catch 22..i feel like my realtor might not even be presenting my offer in order to earn herself more cash by assisting the selling party to drive the price?...oknow i know i can hav my bank rep redo my preapproval for the lessor ...howeer i already made the offer with the 500k posted on it which was not accepted by the way....should i get a new realtor for not advising me better before i let them see my full worth i mean she was suppose to be a professional and be working for me ....i feel as though she should have had my best interest in mind from the start ..

Has been on the market for 4 months, this is the first offer, we are getting about 2 showings a week. We are currently paying 2 mortgages. 6% goes to realtor. Can we ask if she would reduce her commision? She is also representing the buyer.

can property be levied for income tax? or is it just property taxes?

If so, will the taxing agency attempt to collect through wage withholding first or will they try to secure the property first? is a lien on the property the last attempt to collect or their first?

say someone works for a payroll company and constantly gets tax levies from state and federal agencies and this person knows that there is no way the agency will be able to collect from the wages on this person. could this person doing the payroll then turn around and kind of have "insider information" on a potential upcoming property tax lien?

I'd assume this could probably be illegal but it was just a thought that occurred to me.

This is our second time asking our landlord to fix the air conditioning in our 4 bedroom house, the first time he refused to cover the air ducts in the recommended way the ac tech advised, he just basically laid a blanket over the air duct. Our electricity bill is sky high and our thermostat is set to 68 degrees, it reads 80 as the room temperature, keep in mind it is 113 degrees outside. Even the tech said that the ducts werent connected to certain rooms, so basically the air is going into the attic or outside...We asked again to have someone come out to look at it, he doesnt want to tell us what is wrong, he says dont worry about it, what rights do we have as far as compensation or breaking our lease due to negligence?

If a car is left on the LandLord's property after eviction and is in the way does the LL have the right to tow the car or does the LL have to wait 28 days? In 2005 there was also a Senate Bill 0483 that stated LL would only have to wait 7 days to remove a tenant's personal property. Was this bill passed or was it just introduced?

As we all know, they are facing bankruptcy. I am one of the last ones that they offered 100% financing with, and my terms are great, even other mortgages companies told me they cannot beat what Country Wide offered me. So what can happen to my loan if they go bankrupt? Also, should I try to seek financing elsewhere because of this fact?

Looking to buy a house and been working with a real estate agent. I was searching on buyowner and saw a couple of houses that interest me. I'm not sure if I should go to see the houses on my own or let my real estate agent know about it too. I do feel bad if she doesn't get any commission on it becuz she has been working hard in showing me houses.
