My husband & I want to sell our house FAST. We just bought it last June & at that time it was appraised for $115,000 but we paid $102,000. We don't care if we make any money off it we just want to move. We are looking into buying a bigger house for our growing family, but want to selling this one first.

Call the Realtor to list it , but to sell this soon ,
You may have to take less than you paid (can you absorb the loss ?) .
Only local Realtors will know how houses are moving in your area now .

Contact a Realtor - they are tuned into the market for your area. Always ask a friend or family member to refer a Realtor to you. This shows they have done a good job for someone you already know and trust, and they should also do a good job for you. If you were pleased with the Realtor that sold you your house ... call them.

try giving an incentive to buy your house. Free lawn mower, free landscaping for 1 year. There are more house on inventory then buyers. 1st impression with a additional incentive will make buyer think longer on your property

Find the best agents who have a record of selling in your community, interview three and ask for them to prepare a market value opinion.

Look at their marketing, experience and actual sales in 2007.

right now with the large inventory of homes for sale, you are gonna have a problem.

include lots of upgrades, lower the price, maybe even assist with the down or financing for the new buyer.....short of these suggestions i fear your home will succumb to the way of many others (just sitting on the MLS for 6 months).
