This is our second time asking our landlord to fix the air conditioning in our 4 bedroom house, the first time he refused to cover the air ducts in the recommended way the ac tech advised, he just basically laid a blanket over the air duct. Our electricity bill is sky high and our thermostat is set to 68 degrees, it reads 80 as the room temperature, keep in mind it is 113 degrees outside. Even the tech said that the ducts werent connected to certain rooms, so basically the air is going into the attic or outside...We asked again to have someone come out to look at it, he doesnt want to tell us what is wrong, he says dont worry about it, what rights do we have as far as compensation or breaking our lease due to negligence?

Do you have a written report from the AC company as to what the problem is? If not, call an AC company out and get a written report along with an estimate to fix the problem.

Then send your landlord a certified letter, return receipt, requesting he take care of the AC that you have reported to him twice. Enclose a copy of the AC company report and estimate.

Double check your lease and the laws in AZ. I know in FL the law states that landlords must provide adequate HEAT for a house, but it states NOTHING about AC.
