I am looking at buying a 50 year old wood-construction apartment building. It looks in very good condition, but approximately how long does this kind of building last? It is a typical box style aparment building with 2 stories, and 4400 sqft and a tar and gravel roof (I know the roof needs replacing soon). It is in a city on the Ocean. The Winters are semi-cold (snow and stuff) but it's not Alaska or anything like that.

I know you can't know these things exactly, but I'm hoping for a ball park estimate. Will it last 5 more years or 50 more years?

Based on a preliminary (non-professional) inspection: There has been no water/fire damage and bug damage is extremely minimal.

I will definitely have a professional, comprehensive inspection done (either before making an offer or as a condition of an offer).

If built well and not damaged (see other posters comments on infestations, mold, etc.) then it could easily last another 50 years or 100 years or 150 years.

There are thousands, if not millions of these homes in this country.

How much mold damage is there ?
How much have the termites and carpenter ants eaten ?
Any previous fire damage ?

All depends on how solid (or not) they built it .
Get a pillar to post (comprehensive) building inspection BEFORE you make any offers .
