I want to borrow $250,000 but I can only come up with about $10,000 for a down payment (most banks want $45,000).
The property I want is currently completely leased and generating about $4,000 a month. My credit is pretty decent.

Does anyone know of anyone who would loan me money?

I purchased a condo with my sister. I want to give her full ownership of the real estate property. Meaning if she was to sell /refinance the propert then she will be able to do so legaly without my presence or signature. Basically giving her all rites to act on my behave of the real estate and waiving all my rites. I know there is a specific legal document i need to file.. Whats the document???????? All or any suggestions would be helpfull.. Thanks :)

I am extremely interested in putting together a small-scale (5-10 acres), organic, sustainable permi-culture farm. Any ideas? Nothing too cold, or too hot. Preferably lush with nearby forests. Thank you.

Background...we have never missed a month of rent before. We told our landlord on the 5th that we were going to be moving this month. and that we would pay her the rent up to the day that we are completely out. But pay her the day we leave. She told us we had until the 20th to be out. We never got an eviction notice for failure to pay or anything like that. We are in the middle of getting everything out right now, and yes, the house is a mess, cause we're putting things in 3 different places. Our temporary house, our house (we need to finish the remodel before we can move in), and storage. Today, i went to get another load from the house, and she had come and changed the locks. She left my husband a message on his cell phone today saying that she has filed an arrest warrant for me stealing her stove (which is in the garage on the property...it's gas, and I have 3 curious children, so we bought an electric). and for leaving her house a mess. We aren't done...Can she do this??

I rented a property from a landlord 2 1/2 years ago. He lied to me about being the owner. He THEN helped to sell that property while I still had a lease. He offered to rent me another property he owned. He offered reduced rent due to repairs being needed. He rented to me for two years, then sold THIS property. He gave me a VERBAL notice I have 30 days to move. He finaly agreed to provide a 30 day notice after two weeks, but says I still have to be out by the end of the month. I sent him a letter stating that I will TRY to be out by the first after I got the verbal notice. He is stating that he will change the locks on the door and have my thigs hauled away or sold as of the first (at my cost). Is this legal, can he do this? And who can I talk to about this? Reno Housing wont help since I am not section 8.

ok so i just got my letter from section 8 housing stating that they want me to make an appt. with them so that i can get my voucher but i owe the housing 630 dollars from being on a low income apt 3 years ago now when i go for my appt. will they work with me or will they want that money up front?

So I terminated my lease early, but paid the remaining rent left on the term. At the beginning of my lease my landlord collected first and last month's rent. Can he legally charge us one months rent after the termination of the lease for "damages", even though there are no damages?

He has already told one of the tenants that he plans on giving everyone 6 months. I myself have lived in this apartment for 24 years, so I am having a tough time accepting that I won't wake up here pretty soon. Does the landlord have to pay any restitution for forcing people to move? Please help

My husband and I are looking to buy a house and have identified two we like, both with the same asking price of 319K however one is tax assessed at 313K and the other at 392K. Would the property with the higher tax assessment be a better investment in the long run?

My mother passed away and I just went through probate on her home. I went to my mother's current mortgage company. They said I can't assume the loan, but I can refinance the mortgage and have it put under my name. (The payoff amount is $65,000 and the home's value is around $240-$250k.) Currently, the mortgage is around $550-$600/month (she had an ARM) at 6.875%. I got approved for an FHA 30 year fixed loan at 6.875%, with the monthly mortgage payment to be $684.00. Does this sound right? I did the numbers and it would mean at the end of 30 years, I would be paying over $176k in interest alone. This just doesn't sound right to me. I'm supposed to be meeting with the loan officer this Friday to do the paperwork, so I just wanted to make sure I am doing the right thing.

My son wants to buy my home which is already paid for. We both agreed on a price and he is going to get a loan approval. What do I need to do next? Is this a good idea to do without the help of a realtor since it is family? He is a little irresponsible, but if he can get the loan and buy it then that's fine. I just don't want to be part of any problems in the future. Any suggestions?

i have been with them in an ARM for about 3 years now. i have been in default twice (im in default now) and they are the hardes mortgage company i've ever had to deal with. you have to go through a lot of red tape to get a repayment plan, etc. how has your experience been

There's a builder in my town who offers something called a 'home trade program'. Just like trading cars, they buy your house when you buy theirs. That's not the part in question. They'll pay several thousand more for your house than it's worth if they need to so that you can afford to buy their higher priced homes. I do know that there are legal limits to where you can get cash to put into a house, and that it has to be disclosed (like a gift from a parent or something). And that the builder couldn't just give you $25,000 to use to purchase his house. so is it basically the same thing to pay you $25,000 extra for your house?

The other side of the story is that the houses you buy from them are overpriced about $25,000 (compared to other houses in the neighborhood).
