im renting this house from a friend with no legal agreement. so there is nothing inwriting now she wants to lease the house out and told me i have to move out cause she doesnt want to rent it out to friends anymore. do i have any rights as a renter at all?

You would be considered a month to month tenant. She has to give you 30 days notice. Unless you pay rent on a weekly basis. In that case, one week would be all that is required.

Even if there is no written agreement most states will accept someone living in a residence as a tenant, which would allow a 30 day notification to move.

I would discuss the situation with your friend. It will take longer than one week to evict you so ask for more time to move and look for a new place pronto. Make sure you keep paying rent as stopping rent will give them reason for eviction and also cause you to lose a friend.

in this case, your landlord cannot tell you that you have to move out in one week. she has to allow a minimum of either 2 or 3 weeks (i cant remember which one).

the only basis in which a landlord can tell you that you have one week to move out is if you physically harm or abuse the landlord or other tenants in any way.

if it gets ugly at least you can report them to the IRS and the State for unclaimed income!
