I signed a house purchase contract with somebody,the owner supposed to pay all the closing cost,but my loan application failed,
do I still need pay the appraisal and processing fee?or owner need pay,he is responsible for all closing cost,those are part of closing cost

My husband and I went for a final walkthrough and found the playset in the back missing. The selling agent said "oh yeah they said they were going to get that" I told her it was included in the contract and she did not say anything. I called her fatherin law who did the deal and told him. He said there was some confusion as to whether it belonged to the owner or a renter. I want the money for it if I can't get it back, how do I go about this? The closing is tomorrow morning at ten.

The realtor that is selling my house is not super web savvy but she is open to my suggestions on where to advertise online. She lists all of her listings on realtor.com which is fine, but I know there are plenty of other sites in which she can buy advertising to market my house. Which are the good ones that you would recommend?

so we've been living at our house for 20yrs my dad recently bought the houses (duplex) 3 yrs ago he didnt qualify by himself so he used his neighbor friend as a co-signer so about 1year and a half after the purchase the other tenants out of anger that they were being evicted sued my dad so my dad spent alot of money making repairs, his house payment began slowing down and missed about 4 payments- the guy that co signed found out & was extremely mad and we dont blame him of course his credit was on the line, anyhow we made full payment of the amount due and they told him his credit would go back up eventually so 8 months have passed within these 8 months he has yelled offensive things, threatened, he put locks on our gates and said he is going to sell the houses. We no longer feel safe - he is crazy in the head, he really is.. he has personal problems his dads ex wife has been sleeping w/ him since age 14. what can we do so he stops doing this to us? Hes a co signer can he really sell??

I live in NY and was woundering if it is more expensive in England.
How much would it be to rent a nice 3 bedroom apartment in a three family house outside the city?
Also how much would it be for a really nice house, with about 4 bedrooms and two bathrooms and a backyard?

....but as a tennant, there is no way (that I've found) to do the same for your landlord.

For example, we are excellent tennants, have always paid on time and had very good inspection reports from the real estate agent. But our last landlord was a pain in the butt (as was one a few years ago). Over the 12 months we lived there, we put in 4 maintenance repair forms for 2 problems we had - and even after putting the request in writing and doing follow up calls, the real estate agents always said "we're still waiting for the landlords response". Quite frankly, it was the main reason we didn't renew our lease.

I do ask the real estate agents when I'm viewing a house as to what the landlord is like, but they seem to have a loyalty to them and won't always divulge the truth. Annoying!!

My roommate and I are moving out of our 2/2 apartment, just built in 2005 (we are the first and only tenants thus far). I recently found out that our lease says that we're responsible for getting the carpet professionally cleaned (no do-it-yourself Rug Doctor) before we move out. I had no idea about this until now. We're never home and have no furniture in the living areas, so the carpets are IMMACULATE -- no stains, odors, matting, anything. The bedrooms have no stains or damage-- just normal wear and tear, and even that's stretching it. Do you think they would reconsider this provision after agreeing to take a look at the apartment and seeing it's in pristine condition?? It would be a total waste of $200 to have a company come out. I'd much rather pay $20 and rent a Rug Doctor for a few hours. Any experiences, advice would be appreciated! =)

My husband and I dont owe back any money anymore, but when I got pregnant with my daughter at 18, I really didn't understand th whole credit issue, got credit cards took years to pay them off, and even went into debt many times with regular bills, (all caught up now) any how we now have two kids and want to buy a house, can we do it or is it a waste of time trying. I have recently bought a house. I had a home inspector look at it. Now that I have moved in I have found out that some issues exist that where not in the seller's disclosure. They are: mold in the basement, a non-existent french drain (I was told there was one), and a history of flooding I found out from the neighbors. I specifically asked about flooding and was assured that there was none. Do I have any recourse on these issues?
