I inherited a small commercial building and need to rent out the space immediately. A prospective tenant who wants a 3 or 5 year lease with options to extend also wants a few other things like:

1) Two months free rent to start
2) no lease increases at all for the length of the initial lease
3) an out clause for early lease cancellation
4) a shower installed without permits since they have to pay for the improvement.
5) tranferability to a new tenant if they are forced to shut down before the lease expires.

I'm willing to negotiate and compromise, but what's fair these days in the land of commercial leasing?

i've been living here since dec and havent had an issue, about a month ago i started finding roaches in my kitchen. which are not from me i have a feeling its from new ppl who moved above me. terminix has been here twice, i have traps and have even tried a store bought de-fogger to kill them. this is making me live in a nasty environment where i dont even like to go into my kitchen. is there a legal way i can break my lease because of these conditions that i cant get rid of them? the landlord is aware and that is who has terminix here but since they still are here can i get out?

Should we get a new Agent? And then make an offer? Don't really want to deal w/ Countrywide. I feel that if we are already Pre-qualified that we do not need to do it again. House is a repo by Countrywide and I think this is just a way for them to keep it in their portfolio. Agent says that we "must prequalify through Coutrywide" because that is what it says on the MLS service. Anybody have any input?

For example, the amount of equity in your home is $40,000. Do you have to take the entire $40,000 or can you just borrow $25,000?

it was an investment property for her & her renters did her really wrong (long story) & she just went through a bout of cancer & a lengthy hospital stay. She ended up losing the house. She had 2 mortgages on the house & the 2nd mortgage company is contacting her now telling her they are going to put a lien on her primary residence. By law can they legally do that? What would be her best line of defense against this company? Is bankruptcy the only way out? She does not have the money to pay this as she is single & lives paycheck to paycheck. Any other ideas or suggestions? Any advice would be greatly appreciated.

I just got prequalified for a mortgage. I know that this is not a guarantee that i will get the loan. has anyone ever not gotten approved after qualifiying. I was doubtful that i would get it in the first place and just dont want to get my hopes up.

I just bought a house and me being very young and stupid didn't find out how to get a beneficiary assigned to my house in case something happens to me. I'm not married as of now so how do i go about getting someone else's name on my house? do i have to make a will or is there something easier i can do?

Okay, so I'm moving into Kenmore, NY (it's around Buffalo, NY). My rent would be $590 a month. No utilities included. I believe it's a duplex, two bedroom. Right now it's just me and my dog. I'm pretty good at keeping things turned off (especially if I'm footing the bill). Water ... I like taking showers, I'll admit it. I can scrimp on washing though and combine loads. I don't know if it's a gas range or electric or any of that. I also don't plan on being home SUPER much. If you know what I mean. I go to school and plan on working when I'm not there.

So ... if anyone has any idea of what that might cost me per month I'd be grateful. An overestimate would be better than an underestimate. Thanks.

My house is is primary residence ( purchased 1.5 ago with 10% down) builder sells it 10% cheaper know and I am not able to make a payments I lost my job. We are family of 3 (one child)
For how long I can live in my house before bank will kick me out from the month I missed mortgage payment ?
I need some time to fix my financial situation.

The last place I rented was HELL.They sold the places to a developer to "remodel" as condos to be SOLD not rented. We went thru a construction nightmare, the office staff were idiots and tried to pretend like we all didn't exist.THANK THE LORD, we were released from our lease due to LEGAL means(we supplied the landlord with adequate proof of why we should be released from lease WITHOUT PENALTY(in certified, return receipt requested letter)and received written permission to do so from landlord. So, I should be thanking my lucky stars,but- we again had to come up with deposits, moving costs, etc-after only living there for 6 months!! The problem is this-now, its been 30+days since we've moved out, and haven't received our deposit back in the mail yet.The office lady says they have no proof we actually paid it!I can easily receive copies of the checks from my bank and prove that we did.So do I have a case to take them to court and win more due to their bad faith or should I just give up?

The seller listed a house for $199,000. He bought i two years ago for $97,000. He did substantial remodel. I would estimate that he put in $30-45K of materials and labor over the past two years. New kitchen, appliances, fixtures, bathroom, paint, crown molding, electric fence, landscaping carpet, laminate flooring, etc.

Zillow estimates the house at $154, but didn't take into account the additional living space and remodel. Neighbor sold two months ago for $174,000.

Do you think it is insulting to offer $184,000?

I'm 17 yrs old and my ex-stepdad (who my mother just divorced) is moving back in. He's not a good step-father AT ALL. My mom doesn't believe me, but I'm almost positive he likes me... He would call me "hot" and such when he would be drunk and try to get in my room while I would be changing. He didn't approve of my boyfriend so he broke us up and he has never given me a reason why. I was absolutely ecstatic when my mom divorced him, but, like I said, he's moving back in at the end of this month. He's been over before and I REALLY don't want to feel awkward and uncomfortable in my own house, 24/7! I'll be 18 in a about 3 1/2 months (on Nov. 2nd) and my mom knows I don't like him, and she said it was O.K. if I moved out and that she would help me with furniture and car insurance. I have maybe $750 in my bank account and I plan to go to community college. What else do I need to know? How much do you think I would need to make to survive? Where should I live? What job would you suggest?

I spoke to an employee at the leasing office who said the only way to break my lease would be to pay 2mnths rent, I have lost my agreement and so am not sure what my lease stipulates. I was in FL from March and had to pay Rents in MD and FL coupled with car payments and insurance etc etc, its killing me now, what can I do. I have no idea how am going to pay my rent this month. Please help. I cant afford an attorney at this moment.

I live in California and there is a new subdivision going up and they are offering 40,000 dollars off the original price on 10 houses that are already being built. They said a lot of people are using that 40,000 to buy down their interest rate....or we could use the 40,000 toward the loan...could this be true or is it just a lie to get us to buy the home??
