You cannot do this without the service of a real estate broker, since one must be a broker member of a MLS in order to place a listing in a MLS.

Some agencies, however, will provide the listing in the MLS without any other services to be provided for a flat fee. You WILL have to sign a listing contract to that effect with a broker in order to be listed in a MLS.

Some discount brokerages do business that way. They offer specific services for a fee. But, they will refer all phone calls to you as well as all negotiating, showings, advertising, prequalification of the buyers etc. etc. In other words that is all you will get. You still will be responsible for the commission for the buyer's agent.

In the present market you should look for the best listing agent around your area and be willing to pay a full commission. The market is very slow and you need to forget about saving money -- besides a good agent will get you more than what you would get by yourself even paying his commission!
