He got nervous because other houses in our development had trouble with their septic systems. The inspection on our system was fine. We have lived at this house for years without a problem. The only contingency was 'providing that the septic passes inspection' - which it has. We even offered to leave money in escrow for 2 yrs in case it did fail, but they still want to cancel. What happens next? Can they successfully cancel? Answers from real estate pros only please...this is so upsetting to me! Thanks.

I know that the interest component of my mortgage payments are tax deductible - is Property Tax also tax deductible ?

I'm looking for a Townhouse. What else is tax deductible - the monthly maintenance, home insurance, anything components from closing costs ?

I purchased a condo in May. 2 bed, 2 bath, 1018 square feet, ground floor, 1 uncovered parking space.

I had a Brinks security system installed.

The builder is now offering garages for $17k and I'm considering purchasing one. I wanted a carport, but those sold quickly.

Additionally, I want to install hardwoods in the dining room (currently carpeted).

The condo is brand new and has all the fancy stuff (ceramic tile countertops and entryway, stainless steel appliances, etc). But MOST of the condos came that way and I'm trying to make mine stand out for when I'm ready to sell.

Please tell me what you think or if you have more suggestions.

The property is leased from a mobile home park, but they don't own the mobile home. They also have refused to give an application to a non resident in order to reside there.

Tenant has now moved and handed possession back over to me the owner. She refuses to return the key for she wants to come and get her belongings out. She has now been gone for 40 days. How much longer do I have to hold her belongings, I am ready to clean out the home and put it up for sale. Should I send her notice. I can't allow her back into the home I am changing locks today.

Our landlord claims to have no way to contact me other than knocking on our door. She knocked very loudly, tried to look in our window and even tried to open the door. I have a husband that works nights and a 2 month old. She woke them both up and said that she knocked the day before and she I knew I was home. Inferring the I am required to answer the door. I asked why she didn't call, she said she didn't have my #. I told her it was listed and she ignored me. I asked her why she didn't write or post notice and she ignored that as well. She's has clearly, in my opinion, violated my tentant rights. How do I respond to this unacceptable behavior?

My husband and I are purchasing a new construction. As a part of the contract, we were required to submit a pre-approval letter at the time we signed the contract. We also were required to submit a loan commitment letter within 30 days of the contract date, which we fulfilled.

My mortgage broker said the commitment process is like going to close. We plan to close in about 30 days or so. Is it possible for our loan to be denied at the last minute even though we have a commitment letter? This is our first mortgage and we appreciate any information or help that could relieve our worries. Thanks!

My BF just bought house. It does need TLC but is basically a good house. He insured it right after he bought it & everything was fine. That was about 4 months ago. Now his insurance company is saying that they did an inspection & there are problems to be addressed before July 30th or insurance will be withdrawn. The problems: flaking paint so it has to be repainted, debris in the yard that has to be removed & an out building in need of repair. i kind of get the out building issue - he was going to tear it down anyway. As for the debri I don't understand WHY the insurance company would care - but nonetheless it has already been taken care of. Apparently they did the inspection at least 2 months ago because that's when we got the debris out. Anyway - the one that gets me is the paint issue. Why would they care at all? I wanted to ask if they get to choose the color as well. He was going to paint anyway but that is beside the point. Can anyone tell me WHY an insurance co. can do this?

most town homes have associations, what is the purpose? Is the association there to hassle and make up rediculous bilaws, or to maintain the parimeter?

I was thinking about selling my coop apartment to my LLC, in order to save on maintenance payments. My LLC does not make very much money, My coop requires yearly tax documents to see my income earned, so i was thinking if i put the coop into the LLC name i could save money, as well as limit my personal liability, is this possible?

I am a first time home buyer, so I don't have to worry about selling a house to buy one. Next year I'm moving from my current home in Italy back to my home town in Ohio. The appartment's owner of where I live is selling the appartment to the 1st buyer available. And this situation will require me to move and find an other one. But I can't find any other appartment, the one that I can find, the rental price is triple comparing to the rent I pay for this appartment where I live. And my appartment is so beautiful, I invested a lot for the decoration. I love it very much and I don't wanna let it go. And he's selling it at a very good price, bcs the appartment is big and in town. But I have an anterior credit at the bank already and I will only finish to pay it in 2009. My boyfirned may have the capacity to buy me that appartment. But how do I do or what do I tell him in order to give him the initiave to propose me to offer me this appartment. He likes my appartment too, we spend good times in it :) - He kinda helped me many times for this appartment. But I want it to be mine, but am shy to ask him straightly to buy it for me. Please give me some ideas.

(I understand the market is slow))Currently i reside in Maryland, and i DESPERATELY need to sell my house due to school districts , before the beginning of the school year.
My house has been on the market for 4 months and we have gone through fixing appliances and cleaning the house throwing junk away , painting, planting ..basically my house is in perfect condition .. its better then when i bought it .. i have put flowers on the outside (a lovely garden)
i have lowered the price to 310,00 . Its the lowest price in the neighborhood . I even bought new carpet and i still cant get my house to sell .I DONT KNOW WHAT TO DO!! Its getting so stressful and i have to moveeeeeeeee! I have IMPROVED my house alot .... Anyone have any suggestions?

There was a letter in the mail saying my house had been auctioned in a courthouse and that i still have time to pay off the mortgage if i call now. Is this real or is this trying to get the senders of the letter buisness. how far is my home from foreclosure if it has been auctioned???

I sent him rent for the month of July and he claims he never got it. I keep copies of everything so I faxed him copies of the moneyorders and the stubs so that he had proof that I sent it. This week he still states he never got it and ask for a stop and reissue. That is fine, but when he finds out it is going to take up to 30days for the refund to be turned around he sends me an email stating whats happening with his rent so he can get me to send more. He also stated that this happend a few weeks back with another tenant, but refuses to believe that there may be a problem on his end. IE someone tampering with the mail. What would you do? And can he evict me and my family ( Me, Husband, & toddler) Also he is an attorney...

I live in Florida. I had moved into an apartment with a few friends back in 2002. I had to break the lease bc of the situation with my friends and them not wanting to pay the rent etc. Yes I know BIGGEST MISTAKE EVER!! So now its showing up on my credit. I have also seen in the public records that they took me to court BUT I never was notified to be in court. Aren't they suppose to notify me by law?? IF so how can I dispute this??

I'm leaving the apartment I live in now due to how unsafe they are and I was wondering since there evicting me because I never paid rent for July can they notify my new apartments and get them to deny me? I'm signing my new lease tomorrow and giving them money to hold my apartment until I come up with the rest on Thursday since I have to go to the bank to get it Wednesday. I was approved over the weekend over there.

I worked with a realtor last year and he was very unprofessional. After he sold me my house I needed to ask him some questions regarding paperwork he never gave to me and I also wanted to ask him about damage to my home. I feel that he completely changed after he sold me my house and didn’t care any more about the transaction. Is there a realtors association I can report him to? He works for Century 21 and his manager did not return any of my calls either!

I brought my first home last year and my home inspector missed several key things in my home. How do i go about taking action against him? He said he would come back out but he has not returned any of my calls and its been over a month now. I have had my house for several months now. I am very upset. I did not notice these things until i started doing repairs to my home recently. i think some of these things he should have noticed.

I really want to move from the apartment I live in. the first year i lived here i had no problems, so I resigned my lease.
