(I understand the market is slow))Currently i reside in Maryland, and i DESPERATELY need to sell my house due to school districts , before the beginning of the school year.
My house has been on the market for 4 months and we have gone through fixing appliances and cleaning the house throwing junk away , painting, planting ..basically my house is in perfect condition .. its better then when i bought it .. i have put flowers on the outside (a lovely garden)
i have lowered the price to 310,00 . Its the lowest price in the neighborhood . I even bought new carpet and i still cant get my house to sell .I DONT KNOW WHAT TO DO!! Its getting so stressful and i have to moveeeeeeeee! I have IMPROVED my house alot .... Anyone have any suggestions?

You think that the TV show gets every house sold ?
They ONLY show you the ones that make for good TV.

Simply, there may be no buyers in your price range. People are absolutely fooled about the "value" of their house and their equity and paper profits.
Unfortunately you have found this out the hard way.

It's all supply and demand. Imagine what would happen if 2 or 3 times the number of people were trying to sell houses today. It would be a small % of homes, but prices would plummet. It still could happen.

Raise the % commission offered to the selling agent, and keep your fingers crossed.

When push comes to shove like that you could consider a lease to purchase or simply lease the house or rent it by the month through a managment company who can keep an eye on the place if you can't. If you have to sell the place in order to buy another then you might be SOL. You might find it easier to just lease your home for about 1.5 times the mortgage payment and then you wouldn't have to come up with so much to rent in the district you want to live in. It sounds like you have done everything you can think of but why not watch that show on Saturdays called Sell This House...it is amazing what they do to fix a house up to the point that it sells right away after having been on the market longer than yours...just an idea...good luck.

Relax you only need one buyer, if your house is listed make sure the realtor is advertising and showing it. Open houses don't always work and are mostly a way for real estate sales people to meet future buyers of other houses but sometimes they do work. I and my mother each bought houses at open houses and my brother sold his by owner at an open house.
Besides keeping the house sparkling clean and uncluttered make sure it smells nice. If you ever had pets ask people without pets to come sniff your house. Sprinkle a bit of cinnamon in a warm oven just before lookers come and never ever cook smelly foods while selling. A sparkling kitchen or bathroom with a faint scent of Pinesol smells cleaner then one with vanilla candles.
