My husband has a criminal background. He was charged with marijuana possesion (no convictions, just charges) 4 years ago, now no one will allow him to rent an apartment because they all do criminal background checks. When he tells them upfront about it, they say that most likely his application will be rejected. The problem is that if we rent only in my name, I don't really make enough to qualify alone. The apartment we're in now is too small and we were only able to get it because they accept people based on their credit, not their income. This is like the only place in Chicago that doesn't have an income requirement. Plus a lot of buildings, like the one we're in now have those "do not copy keys", so we are stuck with 1 key between the two of us. What can we do?

My husband and I are purchasing a new home and signed paperwork to get financed. The loan officer forwarded our letter of pre-qualification to an agent whom I've heard from once in the past week and a half. I didn't sign a contract or anything with this agent, I haven't even met her. Can I just have another agent find us a house? and what do I tell this lady?

My friend is buying a condo (just one) and thinking of renting it out as he lives in another state. He has asked me to be his property manager and I have no idea what that consists of. Could anyone tell me? Also, he said he'd pay me approx. 10%. I imagine this is 10% of the monthly rent, but I'm not sure. What is the normal pay for this type of job. Again, it's only one condo unit.

I really want to sell my house quickly, but estimate I can at best "break even" and get about what I paid for it, which satisfies the loan. The problem is the realtor fees which will be approximately 6%, can be significant in Ca.

At this point I don't have at the cash on hand to pay that amount. I understand all debts have to be settled at closing, but is there a such thing as a payment plan in which I can make agreed upon payments to the realtor after the house is sold? I realize that FSBO is an option, but I'd prefer to deal with a professional. Thanks in advance.

A friend of mine is selling me some of her acreage in New York state to build a house on. (zoning is not an issue) I believe the next step is to hire a land surveyor to do boundry lines and cut out, right? Who traditionally pays for those services? Does filing the changes at the county office cost extra or is it included? Who assigns an address to the property (currently just 'land', not anything out there, but I need a physical address for the closing)?

I thought land's value always goes up no matter what. Is it a myth that real estate values will crash, they keep saying that every year but from my experience the housing value always goes up - even if it's a little bit. Isn't there less and less and available as time goes on so wouldn't the value always appreciate.

I am trying to evict a rent to own tenant on many grounds the greatest is extensive damage to home. I have pics of home before purshase yet more video will they allow me to show and I have pictures of home now and would like to show video of that It would be on a digital video camera. The tenant is not living in home just refuses to give up possession now.

I have bought and sold homes "by owner" in the past and it has worked well. This time my new employer offered to pay the realtor commission, so I got a good recommendation and hired a realtor who I think is decent. We signed an "exclusive right to sell" listing agreement for a 6 month term. However, personal circumstances are making me reconsider. He has done nothing to invalidate our agreement at this point. But, I do remember from a business law class that a contract has to have "consideration" to be legally binding. What is the consideration in a listing agreement? No cash changes hands until the sale takes place, and "future consideration" is non-binding (I think). I have reviewed the agreement several times looking for what consideration exists to make it legally binding. I can't see it, but I am an accountant, not a lawyer or R/E professional - any thoughts?

The only thing we will be able to do is all the heating/cooling in the house and small things like painting. We will have to pay for everything else to get done.

Iam not sure if i should by an inexpensive fixer upper or buy a small property with cash and try to get construction loan for a small house. My uncle is a retired carpenter and would do the work for no charge. I have a live in job so I wouldnt have to worry about living in the house for a while. Which do you think would be easier in terms of financing. I make a lot of my money in cash and am worried about qualifying for a loan. thanks

The landlord notified us that we would have to move when our lease is up. He gave us over 60 days notice (he was hoping it was the end of July, but he was mistaken).

Our lease is up Aug 22 and he started showing it last week--more than 30 days before we have to be out.

He notified us last week that he would have an open house all day Saturday, which he did. Now he wants to do another open house from 9 am to 7 pm tomorrow (Tuesday).

Isn't there a limit?

We don't want to be around because he is such a liar and he attacked my husband physically (we called the cops--they were helpful) and we just want out and away from the bastard.

At the same time, we don't like the feeling that we have to run away from our home!

I graduated from college about 2 years ago, I currently have a descent paying job, I am living home with my parents for free, I just pay small utility bills and my own car payment., as well as my student loan. I want to begin investing my money wisely. I am not good with saving. What would be a good way to invest whilei am still at home, should I buy a small one family house and rent it out, while I still live with my parent. ( I am not in mutual funds or other type of stocks)
