My roommate decided she wanted to move out and have someone take over her part of the lease. I found someone willing to do it who then changed their mind. My roommate now thinks he should be responsible for "going back on his word" saying he broke a verbal agreement. Is this true?

lawn has drainage issues,these werent fixed. he just resodded.over area he tore up trying to fix problem.contract states "to be fixed to buyers satisfaction" and to be fixed in 1 year or as soon as possible. it was 11 months and 3 weeks.thinking of suing him in small claims court and having someone else fix it.
I am turning him in and trying to get his builders license revoked.

I am nineteen years old and I just moved out of my parents house. i am subletting an apartment until August 1st. I have two places in mind.

The first is a much nicer house with one other roommate. My room would be huge with a hardwood floor. It will cost $337 and I split the water and heat with my roommate. So all together under $400. its just down the street from where I live now and further from town. My roommate it cool I have already talked to her. The down side is the cost and that I would have to sign a one year lease. I might move in like 6 months I am not sure.

The second is $300 a month flat. It is a nice house but not incredible. the only issue is that I would be living with the family that owns the house. They have a fourteen year old daughter who they (from what I can gather) is out of control. They do not know where she is or when she is coming home. But I don't have to sign a lease and it is much cheaper. It might be weird living with a family

We've found a new constuction home we love while our home has been on the market for less than a week. We have already had a viewing and are confident our home will sell. We are working with a realtor. Any insight or advice??

hi! this question is regarding my sister.her husband just passed away this friday 07/13. he was self employed owned a house (on mortgage), have a 3yr old daughter. Someone here told me that the best thing for my sis to do is to file a personal bankruptsy and according to the Florida law she will not loose the house and might have to give up on the cars. but i am trying to find out more info. she certainly can not take care of the bussines because she or anyone else does not know anything about it. So. i am basically trying to find out answers that coud help her in this situation where she can save the house this way she and her daughter have a home. rest she can sell the bussiness and work. so any and all advice would be very greatfull , thank you all.

I am a lady in my 60's and many years ago I purchased a house next door to my house. It has been rented to a nice family for about 10 years. Now I want my best friend to move in next door to me because she is getting up in years and not in the best of health and I want to help take care of her. So I will be evicting the folks who live there. I am giving them 90 days notice instead of the 30 days most people give. I want them to be able to find a new home without rushing. My question is: Do I have to have a good reason to evict someone? Legally is it ok to evict someone just because you want the house for someone else? I don't like to use the word "evict" because that sounds like they have done something wrong and they haven't. I just want my friend to be near me. When her health is better perhaps she will need to help me too. Thank you for your thoughts.

Newbie questions here..
If the tenant doesnt pay, I assume that is the loss of the owner, not the manager, correct? In other words, the owner should not expect the property manager to pay the owner out of their pocket?

Who's job is it to go after the tenant with a rent suit of some kind, the property manager or the property owner?

Hi, I just recently paid off an investment property and wanted to know is there a mortgage release letter that I'm supposed to get to show that the property is paid off so I can keep for my records? Where does this letter come from and how does that work and also how long will it take for this to be updated on my property title to show that I don't owe that bank anything? Thanks alot.

with the help of her friends in the profecional in having to apply
for a loan my sister tricked my mom, taking advantage that her english is limited,making her believe that the new house that was being purchased was for her instead somehow she got the funds from the loan wired to her(sister's husbands) bank account,my mom never seen a dime.

they say it is to replace old pipes i will be out of water for up to 5 days plus sheet rock work and painters the is no problem with my apt i would under stand if something had broke. they are giong to be working through the week end i think a week off rent is fair is there a law that says this or something like this

Does 2nd Home have to be at a certain distance from the primary house to qualify as 2nd? If we buy both the homes in the same year, what are the criteria to pick one as primary versus the other? What about the Interest rates for 2nd home? Are they higher compared to primary? Thanks for answering my questions, we are very new to Investing in Rental or 2nd home.

She is absolutely clueless.....
I have a very irritating realtor, asks about 3 times a day if I'm okay, when she is doing an open house for the sale of my home acts really dumb, I honestly think she does it to irritate me, young, russian girl, she also has the worst manners, is extremely unprofessional, annoying & disrespectful, what would you do? She speaks to me as if I was one of her friends or as if I had been born yesterday, I finally put her in her place today, but I'm afraid I won't be able to put up with it, I want to call her boss & tell him to send me someone else or else I will terminate everything, (this girl's got so much nerve) what are the implications?
If you are a realtor do not insult or I will report!

My father owns a home in Nevada, which he bought in 2004. In 2005 he gave the home to my sister(his daughter) as a gift. They signed paperwork transferring the title deed into her name, because she couldn't qualify for the home with her bad credit. My question is: As of this month my sister can no longer afford the monthly payment on the home and told my father she is going to foreclose on the home. Will this effect my father in any way? Like his credit? The housing market has gone way down in Nevada and there is a 3 year pre payment penalty on the home. So selling the home will have a hefty pre payment penalty on it. If the foreclosure happens will it effect my father, who is the original loan owner, or will it effect my sister who had the title deed transfered into her name legally?
Also, if anyone has any suggestions about what else he can do, that would be great.

If no penalty, will I be taxed this year on the money I took out?
If no, will I simply pay my 401K back with interest basically paying myself back?

what shoud i do to start in this business? should i incorporate my business for legal issues. what about handymen i don't want to do

§37-7-5. Waste pending suit.

If the tenant in possession of any land shall, pending any suit to recover or charge such land, with knowledge of such suit, commit any waste thereon, the court, in which the suit is, may command the sheriff or other officer to take possession of the land; and, if the plaintiff succeed in recovering or charging the land, he may recover, in an action on the case against him who committed the waste, three times the amount of damages assessed therefor.

Thank you not sure what waste means is that damages?

I'm losing 900 a month. Can't rise rent tenant has contract ( Sec8). I can't sell it because i'm upsidedown on it. My rate just adjustde. Dont know what to do. I need so help if any knows about speacil programs up there or knows of private lenders. Credit score is Excellent.

We bought our 3 acres 2 1/2 yrs ago to build a bigger home on. We have been taking our time designing our new home, however, we keep looking at the #s & we could have our existing home paid off in 3 years or we could go ahead now & pay off & just stay here but it's only 1532 sq.ft.. We have 2 kids & their rooms are small. We were looking at building at least a 2300-2400 sq.ft home. We live just outside a bigger city, 15-20 minutes from shopping & such but our 3 acres is about 15 more minutes further away from our existing one so we would be a little bit further out. The main road going out to our new land has some issues that the county needs to repair before our kids started driving. We have nice neighbors that are surrounding us that have built in the last 3 years. My husband is 43 yrs old & would like to retire Im sure before hes 70. We would like bigger but would it be better to stay & build on a little game room, pay off house, put in a pool or build a bigger home?

Were going to offer asking price for house we like, but i want the seller who is also the real estate agent to cover all the costs, inspections , title so on. Is that an unreasonable offer considering we want to give asking price. Im trying to get into this house with no money out of pocket. We have found mortage with no closing costs so this would be financilly benefiting to us. any info would help...im in Cali..

If the landlord does not sign and deliver a written rental agreement signed and delivered to him by the tenant, acceptance of rent without reservation by the landlord gives the rental agreement the same effect as if it had been signed and delivered by the landlord. If the tenant does not sign and deliver a written rental agreement signed and delivered to him by the landlord, acceptance of possession or payment of rent without reservation gives the rental agreement the same effect as if it had been signed and delivered by the tenant. If a rental agreement, given effect by the operation of this section, provides for a term longer than one year, it is effective for only one year.

A Warranty deed was signed over to me for a house I currently live in. The person that signed it to me is now attempting to sell the property out from under me. Is there any way I can stop this? She signed the Warranty deed to me, does that mean I have legal rights over the property, or does she still hold the right to sell the house I live in?

In Feb they sent payment 2 d mortgage comp. & it was sent back saying that they sold d account, so they sent it to the new comp. & it was sent back to the original mortgage comp. they became 1 month then another,then another until it was foreclose. now that the house is REO what rights does she have in Virginia. how long does she have before she get evicted. Also the agent/broker offered them money for the key to the house for them to moved out in 2 weeks and help them moved out. Is that even legal in Virginia? Is there any sight to find out the real law? and if the bank went bankrupt went they still own the house what can my sister do? she offered to buy the house back but they said from the new mortgage company.
