lawn has drainage issues,these werent fixed. he just resodded.over area he tore up trying to fix problem.contract states "to be fixed to buyers satisfaction" and to be fixed in 1 year or as soon as possible. it was 11 months and 3 weeks.thinking of suing him in small claims court and having someone else fix it.
I am turning him in and trying to get his builders license revoked.

Have you made a complaint to the contractor, letting them know that your not satisfied?
Perhaps resodding the area he tore up was something that they figured could have fixed the problem? Sometimes it's just a simple mistake.
I would at the very least give him a chance to explain his/her actions. IF this has already been done, I would call him once again to make sure he knows that your contract states clearly "to be fixed to BUYERS satisfaction".
Keep a log of everything from now until the issue is resolved. If he/she refuses to fix to your satisfaction, then by all means take him/her to court for not keeping up to their end.
But to be fair, ask first...........demand second :)

Do this, get an estimate from another landscaper and send this estimate to the builder letting him know that you have planned to have this person do the work and that he will receive the final bill when the work is complete. This might force him to do right by you instead of shelling out more money. If that doesn't work then I would take him to samll claims court. Just take the papers that say he would fix within 1 year. Take some pictures of the lawn where the problem exists, and you should have no problem.
