Good condition older home, Huge house that has been on the market for two years. Currently owned by a widow and is selling for approx. $65 square ft, just to get out from under it. Any suggestions?

It's 4,000 sq ft home (including upstairs) in a very nice neighborhood in McAlester, OK. Close to schools and Country Club

Yes I have a idea or two and by the way I like how you advertise. If the house is empty add some personal touches....a couple of nice chairs with a table between and fresh flowers....have the house smelling like apple pie and those store bought frozen pies are excellent for this...wind chimes placed in a gentle breeze. But before doing any of this...smudge the house with sage....or walk through the house replacing the negative vibration to a positive vibration. The house will sell in no time.

Every home will sell if marketed and priced appropriately.
Do a CMA (Comparative Market Analysis) of the area & find what the Market Value should be for the home.
If you know it is priced INCREDIBLY well, see if you can find some local Property Investing Clubs & give a few members a call. Many of them like to help & find great deals.
A good deal to most investors is 20% below market value.

First is how many square feet, or total selling price. Biggest question is location, if it has been on the market for two years I would have to guess overpriced for the location it is in, or the amenities associated with it, instead of the market, which also has recently been in a downturn. .

Paint it and get newer fixtures. Maybe some boxed flowers on the window sill.

You might want to ask your neighbors if they know of anyone who wants to buy the house and maybe you can cut a deal that way.

If it is in a bad neighborhood, talk to your local government about fixing up the neighborhood.

give it to as many realstate agents as possible, first make price high, but tell them that is negotiable, no one wants to buy cheeeep, bcs there is always a trick in it, try not to get rid of it, but find an owner for a property like for a pet, right person for right place, visualise urself moving out, do it in the morning when u wake up. When we dont want something and think of non wanted wish long enough we actually tie ourselfs up to this wish, so think more of "right person for right place" and less "i want it out of my life"

You could allways rent it out or do a rent to own deal.

that or give it away. Im sure theres a church in your neighborhood that could use it for rehibiltating people and whatnot from drugs or for a shelter for people who need it.

youd get a writeoff for it.
