I brought my first home last year and my home inspector missed several key things in my home. How do i go about taking action against him? He said he would come back out but he has not returned any of my calls and its been over a month now. I have had my house for several months now. I am very upset. I did not notice these things until i started doing repairs to my home recently. i think some of these things he should have noticed.

Do you have his business card? Normally, you can contact the his workplace, and ask to get numbers to file a complaint. I think HUD is a good place to start. Always document the time and dates you called him, and write a letter and get it letter certified (meaning he has to sign for it) to voice your displeasure with his service and his delay in trying to fix the problem. That will be good evidence in your case against him. In case he tries to lie and say he didn't know about your disatisfaction with his services. File a complaint with the state realtor board, (make copies of all evidence). If you feel you lost money, sue him in small claims court.

I'm certain you bought a great deal in case you went the fast sale path. Anytime you get right into a foreclosures or SS it is gonna be that approach. The A/C measurement is only a technicality and I'm certain understanding it used to be a three.five vs. a five might no longer have stopped your acquire because you might no longer have recognized the cooling ability till you moved in besides. Us Real Estate execs have it rough ample as it's, depart the inspector on my own and transfer on. In fact, such a lot properties should not have sufficent sized items as it's so do not cross blaming the inspector. And are you able to sue? You can sue for some thing, simply is determined by how a lot money and time you desire to throw away. But finally it simply is going to exhibit, in case you desire to get a foreclosures, it comes with what ya' get.

You need to look at your inspection report. Sometimes at the bottom of the report is a disclosure saying that they are not responsible for missed items. Unfortunately, inspectors can't find everthing wrong with a home. This keeps them from being in a law suit with every home they inspect. What you think is major, and what they think is major is a matter of opinion.

You might inform the forum what the inspector supposedly missed. It's entirely possible that the items of which you complain are not covered in a general home inspection.

All my home inspection reports says that they are not responsible for anything. So I stopped getting them done and hired someone who I thought I could trust.
