If your lease has a quiet enjoyment clause, you can use that to your advantage if you want to break the lease. You must, however, document any time there is noise, contacts to the police, and contacts to the landlord, before you decide to use this clause to your advantage. It also helps if you can record the noise while it's going on or be able to call the landlord and hold the phone up while it's going on. If you don't have a quiet enjoyment clause, then there usually is a noise ordinance law in the town you live in. You need to contact your local police dept.(do not dial 911)and find out if there is one.

If your neighbors are disturbing the peace, talk to your landlord or apartment manager. Or, call the cops and complain about the noise.

The landlord contract covered NOISE ? That's a new one.

If your neighbors are disturbing the peace, the police are the ones to contact. Such folks are in violation of the law, and landlords are not in the business of law enforcement.
