I am buying a new house and there are so many home warrenty plans any suggestions on who the best one out there is?

We have had AHS for over 6 yrs. They were OK not great but better than most, Until we moved to a diff state. We have had them for 3 yrs now out here. We are having same problem with this A/c unit we had in Vegas and the tech came out and said nothing is wrong except your coils are dirty we will clean them for $250.00 so 2 days later AHS cld and said this company will clean it for $275.oo that was on about 7/15/07. They did not say we won't do any work for you until this is done.Today, 7/21/2007, water was leaking in the garage from a blue box on back of our heater which is in the garage- the ac units are outside, but when I turned the air conditioner off the water stopped leaking. So I cld AHS again and told them and they said we cannot come out or send anyone out until you have the coils cleaned for $275.00 from one of our AHS approved companies. We dont even know for sure that this is connected to the air conditioner. And we were told that if anything happened with in 1 month of certified air coming out they would return at no charge. Now AHS says they won't come at all until we get the coils cleaned. We were out for over 2 weeks in the dead of winter while waiting for them to get parts in to fix a heater, 3 yrs ago. My advise is too research immensely type in complaints for home warranties and see whos name comes up the most then don't use that company. Good Luck we are moving and just renewed our contract but if they don't take care of us this time we will be changing companies.

Are you talking about a purchased home warranty, such as American Homeshield or similar ? Are you buying a NEW house or an existing ?

If you are purchasing NEW construction, a home warranty is an absolute waste of money. You will be paying for a warranty on mechanicals which already have a manufacturer warranty.

As far as brands of warranty go for 'used housing', I tend to use American Homeshield, but in my experience one is as good (or bad) as the next.
