I don't consider myself a know-it-all, but Zillow grossly undervalued my house too. Since I am a Realtor, I'd like to think I know a little something on how to do comps.
If you want an estimate on what the home is worth, get a BPO. It's alot cheaper than a full blown appraisal. Banks are generally the ones who request a BPO, but if you say you are an investor, you'll find someone to do it for you.

Wow these are some amazing answers on here. Just ask your realtor who is representing you if they can look at "comps" for property matches within a close proximity. Appraisers right now are very conservative so the best thing to do is go off of recent comps within the last 3 months.

title records. they will show you similar homes in the area and what they are worth... county records will have it... but it will take some legwork, you base it off of that. if you know a loan guy they can normally do this. or call an appraiser tell him you are from a mortgage company and that you need a comp check on a property. they will know what it is. and will normally do it for free.

i think of maximum message boards of this kind are for persons that have one or 2 products to have appraised. the different individuals are going to tire of this rapidly in the event that they see you're posting dozens of messages daily (i assume kind your question). does not you become bored of somebody continuously asking you approximately something. they are going to capture on tremendously quickly that they are being "used." My suggestion - lay off for a collectively as then in straightforward terms submit one or 2 products a week.

Sure you can try www.zillow.com. When I checked my $330,000 house, it told me it was worth $176,000. That's what you get for FREE. If you want something reliable, HIRE an appraiser.

There are 90 million people that access ZILLOW, but about 10 people actually know how to use it....
NEVER EVER EVER EVER EVER EVER EVER EVER EVER EVER look at the value that ZILLOW states for the address that you type in.................
If you click on that value, it gives you a HUGE range.
People see what they want to see.
the CORRECT way to use ZILLOW is to look for comps that you know are similar that have actually sold recently ( like within 3 months)
THAT will give you a better idea. What sold a year ago means nothing....The asking prices of similar properties for sale also mean NOTHING.

Nothing is free, but you can try Zillow.com.
Zillow bases its guestiment on market trends, so there you have it. Will not take into account idiosyncratic value, upgrades, or nasty neighbors.

www.zillow.com has zestimates on the value of a home, and you can also try redfin.com which uses zillow, but has some additional features as well.
