I have a lot that i'm selling,I have a buyer and I want to close.The problem is I have to have a "Home Owners Association disclosure
Packet" and proof the dues are paid,but repeated attempts to contact the Assocation have failed.How can i force them to reply so i can close?I mailed them a check for the packet two weeks ago and i haven't heard anything from them.Can they refuse to reply therefore preventing me from ever closing?

So we have the house, a commitment letter, the rate locked in and a closing date set. We still need the appraisal. Our loan officer assures us nothing can go wrong now, but I am still nervous as we are 1st time home buyers. Can anything still go wrong? And no, we will not lose our jobs in the next week.

I have bought a house in 2004 in sacramento and took 100k equity out of it and bought another house in bay area. Now my question is this I cannot afford both payments.As market is slow in Sacramneto I cannot even sell it there is no buyer. Can I forclosure that house & keep the 100k equity which I use to buy my another house where I am living now which is my primary residence. What should I do? I don't wanna file bankrupcy.Please advise.

I bought Quicken property mgmt last year and used it to track property I manage but it seems to be set up more for someone who owns the property and has no system built in to track owner profits. that is my main complaint among others . So have you found a better program? Please share.

Do you have any good online resources for information on renters' rights? In Nov. 2005, I moved in with an old friend who owned her own home. In Feb. 2007, she gave me a letter that stated, "Due to the fact that the school year is coming to an end and all my finances are in order, I will no longer be needing a roommate." She then gave me 30 days to move out, but I moved out 2 days after receiving the letter. She is now saying that she will bill me for damage to her house. This "damage" consists of 3 small hooks I put on the closet doors to hang clothes on. She claims the doors are "ruined" and will need to be replaced. However, upon moving in, I never signed a lease, form, or document that indicated I would be responsbile for any damages that may occur. In fact, she never asked me to sign anything. I believe I am right in thinking I am not responsible for the bill, should she send it to me. Does anyone know for sure, or know where I can find out? Thank you so much!

my current lease will be up on april 1st and i would like to move to a more affordable apartment...i found these really cute apartments near where i live now and the rent will be based off of my income. how would i go about figuring my rent for each month? will the landlord take a percentage of my income or what? how could i figure out about how much it will be?

I know of someone who is a first-time landlord and she has a family in her rental house that is chronically late with the rent every month. They have even been as much as two months late. They are also very rude and vulgar to her on many many occasions. On January 16, she sent them a letter with a Notice to Quit, and gave them until February 18 to move. The family then paid January's rent on Feb 2, and all of Feb. rent on the 9th. What legal recourse does she have in removing the tenants? Doesn't the chronic lateness of the rent constitute a breach of contract on the tenant's part? What can she do? It does say in the lease that the rent is due on the 1st of every month. THe tenant's lease is thru June 30, 2007. Please help! Thanks!

I am looking at a rental on saturday that is $1100/month, and that is about $200 more than I want to actually spend (well to be honest, it is $1100 more than I want to spend, but that is not the point...)
Is it rude to try to ask for a lower price, ie: negotiate? Or is that a standard practice and ok to do? (I'm in Northern Cali)
How low do people usually go?

Does anyone know where I can find available rentals in Lincoln park MI on the internet. My husband has Orders to Warren MI...and since I have family in Lincoln Park, we would like to live in, or very close to Lincoln Park...but I can't seem to find very many places for rent in that area.

Most of the homes that are being foreclosed on, is it because when people bought the house originally, they were already stretching their existing budgets to try to get into a higher end house, and as a result of ARMs or other creative financing, they could no longer handle it....or.... does the high rate of foreclosures represent people who can no longer afford homes because of downsizing, layoffs etc. Between the 2, which is the more likely answer...something the homeowners could have controlled ( buying a home more than they could reasonably afford) or something they could not control( downsizing etc).

Me and My fiance are about to buy a home togother. My credit score is good ( around 700) . However, she lacks credti history and had some problems when she was a little younger....so her credit is around 600 I guess..

If we apply for the mortgage toghther can they just put my name on the loan if it helps the rate? The problem is that I could never afford the mortgage on my own without her income ( which is about the same as mine).And of course she wants her name on the house deed as well.

What do banks do in these cases?
