I'm looking for information about the tax consequences, especially for the parent when they sell to a child below market value. It's so confusing. Anything else, suggestions, websites, experiences, etc. would be appreciated. The house is in California and the parent is in Wisconsin. Thanks.

I've been looking at derelict buildings in London (or specifically, at websites with pictures of them on them!) for a few years now, with a view to eventually buying one and converting it into a theatre. Does anyone know how one might go about buying such a property? How do I find out who owns it, what rough prices are etc? Any info you can give me would be greatly appreciated.

I have been offered a 60K job in Sierra Vista, AZ. And my wife and I are having trouble figuring out how much home we can afford! Most online calculators are showing us from 120s all the way to 220s!!! We would like to stay within the in the 26%/33% or close to the rule of thumb when it comes to debt. We will be able to use a VA home loan, since I am prior military. We have approx. 10K to put down and have approx. $800.00 in school debt, cars payments, CC payments, etc. Any help on getting us a solid number would really be appreciated. Thanks in advance!

I live in a neighborhood with a homeowners association, basically they hold meetings that no one knows about and make decisions that are of no value.

I know somone who wants to buy a property from a little old lady who is behind in her payments and has to do something major. A solution is to have a lease for life for her. In other words, the house gets sold to someone , they live in the guest house and she lives in the house for life with a legal contract to this effect.
Can this be done?

Home is in the Northern WV panhandle. Currently listed at $129,500. Was originally listed at $139,500. It has been on the market for a while. Would $115,000 be too low to offer?

Its mainly the woman's 2 little girls that are so noisy! When I called the landlord the last time to report the noise he came over and talked to their mother who had been home all day and knew of it but said she was very "dissapointed" in them its been proven nothing is going to be done about it on her end or the landlords because it still remains to be so loud over there, and most of the time you hear yelling screaming like they are killing each other! I can't even watch TV in my own living room.. WHAT CAN I DO? I AM GOING CRAZY! The landlord says because they pay their rent on time every month there is nothing he can do...

He doesn't care about his credit by forclosing. Refuses to sign any paperwork...to sale, sign it over (even just rights). Lawyers advise against partion sale because of the expence, no profit, no equity in the house, and the fact that i'll have to make the huge house payment alone until it gets sold at auction (for probally close to nothing). I left him because he was abusive, and my Father was slowly passing away. I've sent 2 quick claim deads with negative responces. He will not sign over any rights to me, so I can sale it. We are both on the mortgage agreement:(. I'm the co-buyer, and he's the buyer. I'm also in a state that refuses rights of un-married couples living together ( F.Y.I.-straight) I just want to save MY credit! PLEASE help...i'm out of options, and money!

we recently bought a house on foreclosure and although we got a really really good deal on it the stipulation was that we could not buy it contigent on whethter we sold our current home. So, now we have 3 loans, our current house mortgage our new house mortgage, and the loan for the down payment on the new house (which will be pd off as soon as we sell our current house.) our closing date is March 20th. My question is as follows...we have someone who is interested in the house and seems to have good moral character but is going thru a divorce (they have no children) she agrees to pay rent for as long as she gets her divorce finalized not only will she pay our currnt mo. mortgage payment she will pay the princ. and interest of the loan for the down pyment for the new house. we are nervous about this position but are also afraid that if we don't go with this option we may be looking at having double house payments until we find someone else to buy the house. Has anyone done this be-4?

I helped buy some real estate for 310'000.00 with the promise from a friend that I would be on the deed to then house. 2 years later I found out that he never put my name on the deed to the house because as he says " no home loan agency " would give us the loan because I owned a special needs trust fund. do I have any rights to the house? Or should I ask for my money back that I put forth towards the equity of the house?

Here in Missouri, as in other states, i suppose, the sell prpperties at the court house steps after they are listed in the newspaper for a certian amount of time. Is it safe to buy these and how do you find out if their are huge liens or other problems with them? As i understand it, someone could have a lien on the prperty but it could be filed somewhere else besides the courthouse where they are selling the property? Want to buy for investment but am reluctant to do so, any ideas or anyone bought these type of properties at the courthouse steps?

My husband and I currently live in a duplex; our lease is up at the end of June. We want to buy a house instead of rent again. We cannot break our lease early without hefty penalities, so we have decided to wait 'til it's up. We are currently looking at houses and have found some we really like. The problem is, houses are selling pretty quickly and I'm worried that if we wait until closer to when our lease is up, we won't be able to find a house we really like. However, are we really going to find a buyer who would be willing to wait about three months until we close? I would like to get opinions from other people, and please, no stupid answers. Thanks in advance for your advice, thoughts, suggestions, etc.

Looking to relocate to San Diego, California area. Noticed that there are alot of foreclosures right now. Do you just pay the back taxes or auction price? Need 4 bed, 3bath, single story, can have frog, full room over garage, prefer walking distance to beach.

I recently found mice in my kitchen. I had called her up and she told me she was going to send her brother-in-law who was an "expert" at this stuff. So he came in, added a few brillo pads in the walls and set up some traps. That's it. Few days later, they spread to the living room and bedroom. I also wanted to add, I have two baby Pomeranians who I am trying to protect. I feel like she isn't helping us enough. I called her this morning and she told me she was going to give me more traps. I feel like she doesn't want to spend money towards this apartment, even if it is a pest situation. My husband feels bad for her since she's an old lady. I like her too, but I feel like she can do so much more. I think she is being cheap, what do you think?

I need counsel regarding a situation for my parents. They became behind on mortgage payments and contacted the mortgage co to make payment arrangements. All information was faxed successfully by the due date. The mortgage co said they would review and either grant the payment arrangement or discuss selling the house prior to foreclosure. My parents then received the news that the property had been foreclosed and had been sold. Is there any legal recourse for them, seeing as the mortgage co had the requested information and then decided to foreclose without reviewing the information?

Any information and counsel regarding this is appreciated.
