Well last week I asked whether or not my good faith commitment letter was solid or not. Now my question is it really mine? I signed the POS and then my real estate agent went to Vegas without dropping it off. However my check for a good faith offer of $500. has been cashed and my bank stated it will only take 3 days from the time they get the POS and my condo docs to order the appraisal and send a commitment letter. Also we are yo yoing w/the closing date but the latest is March 15. The bank says they will be ready by the 5th. So I did it right? It is mine all mine? I am always waiting for the other shoe to drop, so I just need a little back up. I know a lot of you have way more knowledge on these matters then I do, and I really want to start packing. What do you think? Thanks so much for any and all thoughts!!!!!!

We will be moving to the Denver, colorado area from Fort Worth, Texas soon for my husbands job and was wondering what the easiest and most economical way to do this was. His company is going to pay for the majority of it but we aren't sure how much they are going to cover. We have never moved out of state and are completely lost. I searched for a moving check list, but couldn't find one. I'm sure there are TONS of things I'm not going to think of doing ie; changing insurance agents, getting electricty, registering our cars, etc. We are under lease with our current apartments but the same leasing company has apartments in colorado so we are good on finding a place to live. Any feedback would be helpful.

This is the first house we are builiding we got a proposal that was decent enough for us to accept. We have a feeling that we need a little amount of buffer cash to be on the safe side as no price is set in stone and you will need a bit over the price of the proposal when it comes to closing on brand new built construction homes.. Can you tell me what the average % or amount over the price of the proposal you should expect to pay and have the bills add up to at time of closing??

I put my deposit down on an apartment several weeks ago...the landlord said that it was fairly quiet..even though there was one young person living up over us..(he said that he was a quite young person)......I stressed to my landlord that I needed quite....(I tried to find a three bedroom (which is what I needed..I have older kids, who are also not very loud, or infringent upon others), anyway, I visited the apartment before I put the downpayment down and it was quiet...also...and I stressed to the landlord over and over again that I needed quiet.......o.k... tonight..I find out that it is loud and I am supposed to move in in a few days and have everything changed over in my name in a couple of days... what would you do? I am not a complainer...I don't think there is any insulation in the floors........you can hear every word...

1st of March, but not pay the rent til the 15th of March and then just pay the rent on the 15th of every month. To me, it is like she is getting 2 weeks free, but the way she explains it seems to make sense. Is she right? For whatever reason this is very confusing to me. Thanks.

We have a purchase agreement, the title company has done all the work, their lender approved the loan. Will Title Company go after the buyer for their fees or will they go after me? Any ideas on how I can convince the buyers that they have alot to lose if they do not follow thru on the contract?

I bought my first house in June 2006-a beautiful, brand new 2200 square foot all brick home. I moved to another state(Georgia) with my employer(from San Francisco) at that time and was happy to be able to finally afford a house. But within 4 months my employer was announcing layoffs and I made the decision to start looking for other jobs rather than to come to work with a pink slip on my desk and a possibility of losing my brand new house. I was able to find a job back in San Francisco and I moved back. But my poor house is all empty. I fly back to check on it once a month. I even set up a camera system in it so I can go on the web and check on it. I cant sell it because I have a 10k pre-payment penalty. If I rent it I am afraid it will get destroyed by someone and the homeowners wont cover it because it isnt supposed to be a rental property. I dont know what to do and my girlfriend an I cant continue to pay rent and mortgage forever.

My boyfriend and I have a 12 month lease on our apartment, it's over in next month, and they are trying to make us sign another 12 month lease,I'm only 21 and I know that I wouldn't want to stay here that long, I asked if I could get a 6 month lease she said no, because too many people are moving out around that time.. I don't want to live in this place another 12 months, what happens when my lease is over will they throw us out, I'm working two jobs and I'm too busy to find another apartment. This was my first one so I'm not sure what to do, the landlord keeps calling my phone asking me to renew our lease.

I have a discharged bankruptcy (over 2 years ago) with a credit score of 605 (and continuously rising on a monthly basis). I'm looking to buy a house and wanted to know what's out there. Adjustable vs. fixed rate? Direct lender vs. mortgage broker? 20% (around 60K in my area) or no-money down? I worked with one mortgage lender who is a total nut, pulled my credit report before we even finished talking, and won't explain anything to me. I need help from the Central Jersey area if possible. I need serious help and the internet just isn't enough.

I am trying to put my house up for sale-however my basement is in need of help. It was finished by us, but a terrible storm left three feet of water and ruined everything. It has not flooded since, but we have removed the lower half of the walls and all of the carpeting.

My husband wants to re-finish it-as if the flood never happened. I would like to take everything down and sell the house with a full UNfinished basement. I would hate for a new owner to go through the heartache of having a room destroyed by a flood.

Any personal experiences with this decision? Or opinions from people in the real estate business?

i am currently rentiing a duplex and i am moving to a house where i grew up. the landlord has stated that i have to give 3 months notice prior to moving. however i been in this place for going on 3 years and i only signed a lease the first year. I was wondering if anyone knew whether or not you are responsible for giving 3 months if you have not signed a lease sense the first year. plus i had asked to go month to month prior to this. anyone know i am from nova scotia canada

My landlord's responsibility includes maintaining our propery. This includes taking care of the snow after it falls. After our recent snow storm, his son came and plowed out our driveway. He didn't shovel the walkway or the sidewalk. My roommates and I did this. Nor did he lay down any rock salt or sand. The next morning it was like a sheet of ice getting to my car. As I backed out our driveway, my car scraped along ices blocks that had formed at the end of our driveway. After informing my landlord of this he did break down some of the ice to get in and out of the driveway, but practically did the bare minimum. He did not put down any sand until 2 days after the storm. Later on I noticed that my bumper now has a crack in it. I am positive that it is from the ice that was not cleared. Is my landlord responsible for this? It seems as though his lack of maintenance is the reason my car is now damaged. I'm looking at $500 of repairs, the cost of my rent. Is he responsible or am I?

I am thinking of getting into real estate (owning houses which I would rent to tenants.) However, I don't want to deal with the problems all the time, like fixing some broken plumbing system or something. I have heard that property managers take care of this and act as secondary landlords. How would a landlord go about finding a good property manager who also satisfies the tenants? Why would a property manager not decide to become a landlord?

I am moving in approx 2 months when my lease expires to a better apartment and an ex gf of mine has stuff here in storage and i have repeatedly contacted her by phone and e-mail asking her to come get it so i don't have to take it with me to my next place as i do not need the stuff or want it with me
Is it legal to say "if you don't come get it by the time i move i'm leaving it behind?" we have no care or storage agreement for her things and she now lives in another city maybe another state i don't know as it has been over a year since i was with her
she claims if i do i will be sued but my moving space is VERY LIMITED due to several friends with pickup trucks who are moving me to my new place and when she returns my calls her caller id is blocked and i don't know where she is anymore

When an apartment complex says "income restrictions apply", what exactly does that mean? Does it mean that it is through the housing authority, or do you just have to show them your income from the past year, or what? I am moving to a new state, and I dont have a job there yet, but I do have a little savings to get me started. Am I eligible to apply for one of these "income restricted" apartments?
