My boyfriend and I have a 12 month lease on our apartment, it's over in next month, and they are trying to make us sign another 12 month lease,I'm only 21 and I know that I wouldn't want to stay here that long, I asked if I could get a 6 month lease she said no, because too many people are moving out around that time.. I don't want to live in this place another 12 months, what happens when my lease is over will they throw us out, I'm working two jobs and I'm too busy to find another apartment. This was my first one so I'm not sure what to do, the landlord keeps calling my phone asking me to renew our lease.

If you can not negotiate for a lesser term the landlord has the right to terminate your lease by giving you a notice of termination and ask you to move within a certain period of time and in accordance to the Minnesota Landlord Tenant Act. If you stay after the notice you will be considered a tenant holding over without permission and can now be sued for damages when the landlord files for a restitution and eviction suit. I would start looking for another place, you're still going to be working two jobs even if you get an extension on the lease so you might as well face up to the fact that either you sign for 12 months or you take the time to look for another place. Of course try to get a lesser term for a new lease if you really don't want to go and look for another place.

You need to get out and look for another apartment if you don't intend on staying. Also, you need to see if you have to give notice of your leaving. Most likely the landlord is calling because there is a notice clause in the lease. You might delay yourself into an unintentional lease if you don't do anything.

Tell them you would like to stay on a month to month basis and will give them a 1 month notice when you do decide to move. They have to give you notice if they want you out but it's up to them if they demand a 1 year lease then you either sign or get out.

As soon as your lease is over you automatically go to a month to month lease and both the landlord and you would have to give a month's notice to vacate. My advice is start looking for another apartment right away.

Try to negotiate for month to month lease. You'd probably have to pay more rent but at least give you time to find something else while still have a place to live.

If your landlord isn't a real "stinker," why not try to negotiate to stay on a month-to-month basis paying him a larger monthly rent for as long as you/he allows?
It surely would pay you in the longrun to shell out a bit more rent (between the two of you) and not feel totally pressured to get out quick.
Just a thought.

tell them you will agree to a month to month tenancy.
Then you can m ove out when you want to with a 30 day notice.
You seem like a nice girl and you m ust be a good tenant or
they would not be wanting you to stay.

Be firm...the landlord will not want to do this at first but having to look for another tenant to replace you will take time and money.

why do you sense responsible for HIS charges?? If his automobile charge is so severe perchance he ought to sell the motor vehicle and get one that he could have sufficient money. His funds are no longer your duty. I say pass out and placed some area between the two considered one of you. do no longer pay his charges I repeat do no longer pay his charges yet pay off your area of the loan.
