I've noticed a few things while house shopping for new construction homes. Often times, the builder would list prices in ads for less than what they actually try to sell them for when you visit the sales office. eg. Ad says, "starting at 399k," but when you visit the office, they don't have any in that price range are are usually 40-50k more.

Then doing some research, I found the county's government website which lists prices that the homes were sold for and they all appear to be much less than the "initial" asking price. Prices were actually closer to the ones listed in the ads.

Is this common practice for builders... bump up the price and negotiate down?

My search has not turned up any positive results. I assume Anchorage doesn't have much of a warehouse district if any, but I would love to be suprised. In my search for a home I either want a loft or a single family residence - not a condo, townhouse, or ZLL. Thanks for your help!

lets say I sign all the papers on the lst day of March for a new home (1st time home buyer) can anybody tell me when the first mortage payment will be due, will it be the 1st day of April or 90 days later like the 1st day of May. Just trying to get some answers first. Thank you.

Looking for someone who has succesfully used Carltons sheets No Money Down System to purchase Real estate. I am considering giving it a try and just wondered if someone other than paid commercial people have used this and if they recommend the system. but do not want her to have to pay inheritance tax of which will be in thousands. My question is can I put it on her name now? or in joint names with me? she is 20. Either way I want to avoid the inheritance tax.

I am interested in buying a house here in Los Angeles Ca.
Since there is no one interested right now I want to have the option to purchase secured, for say 6 months. The seller wants to sell it to me but I just want to have an agreement that I can buy it at a fixed price within a time.
I have a form that is simple and says the above option but is it legal? Can someone else swoop in and buy it first even though I have this signed by the seller?
If it is legal, do I also have to get it notorized or recorded with the city to make it binding?

I'm asking because it seems more logical to get try to get the construction loan because you can cover the purchase and draw out for home improvements and won't be charged until you draw.
DOES ANYONE HAVE AN OPINION?

The broker knew there was no air conditioning, but listed it as having such.
Also, the home builder said I need to contact the HVAC sub contractor since the home was new and it was only the A.C. not working. The sub is now out of business and says they can do nothing.
I hired an inspector, to help with home inspection beforeaccepting the house.
A second inspector I hired (after finding out about this problem) is the one who eventually told me that he inspected the home just before I bought it, and it had the same problem.
Who can I hold legally responsible... The builders, the broker who sold it to me knowingly, the sub, or that darn incompetent inspector who I hired first?
Please Help!

i dont want to let the builder know that we want to inspect coz he migth get angry coz the last time we talk he said that the final walk through is done, and when we were there in the house it was not yet finish.

so, I put in an application for an apartment (I'm 22, first time renter)

They need to do some kind of background/credit check thing online. I put in the application on Saturday and their internet was down, they said they call me Monday (today) afternoon.

Well, no call today.

I'm very anxious. I'm wondering how soon can I call without being obnoxious?

You don't have to be a landlord to answer, I just especially wanted their input.

I was in the market to buy a mobile home and noticed a lot of people have "others" try and sell their homes for them. Can I Legally charge someone $$$ to "try" and possibly "help sell" their mobilehomes if I DO NOT have any realtor's license or training?!

last jan 30 the builder & our realtor inveted us to the house that were buying, at that time it still has no flooring, the paint not yet good, in other words "it's not yet finish". then last feb.15 again the builder and our agent inveted us for a walk in at the house, by that time the house was already 80% finish but still have many things to finish coz even the inspector that we hired said it's his 1st time to inspect a house that is not finish! this morning a lawyer phone us saying well be having our closing this feb. 21 in the morning. also our builder call us saying the same as the lawyer. were trying to contact our agent but we cant reach him. we talk to our builder again asking him if we are going to have a final walk through at the house and he said no more coz we already done it last feb 15. now my question is , is it ok to do the closing even if we dont know if the house is 100% finish? coz the last time the inspector give us 2 pages for a report that our builder has to do.

My home is in a very active subdivision the longest listing being 2 weeks(excpet mine now on the market 1 month! Average home is selling in 5-6 days! We are at a good market price most home have sold bewteen 136,000 and 142,000 mine is at 139,500. Im staring to get worried as the homes that I want have all sold and we have lost them on our contingency plan. Here the real kicker we have massive showings. we have had close to 40 showings. Im trying to figure out what's going on here. My realtor is great so that's not a problem and like I said I could understand if there was no activity, but there is tons.
