It's not easy to make money with foreclosures. Not for amatuer investors. You usually can't inspect the properties before you bid.
If you don't do a title search (for a few hundred dollars) before you bid you may be held liable for any liens on the house. You can remove these risks by going to a bank and asking about REOs. You can inspect the property and they have done a title search. You won't get the bargain you might get at a foreclosure auction but there is a lot less risk.

No. It is always free. Foreclosures have to be advertised in a legal publication and the businesses that are selling these lists get and compile them the same way you can...BUT FOR FREE! Depending which county, call that county land records court house and ask for them the name of the publication...and you should be able to subscribe to it just as attorneys, abstracters, bankers, and yes....marketing companies do!
