In a nutshell.....A purchase contract is given to a 3rd party closer where a closing date is scheduled. Purchaser usually has a qualified lendor in which documents are handled and closed by closer. Abstract and title are brought up to date and read, an appraisal, inspection, and survey is made and these documnets are verified at closing. Then the deed is made out and seller signs property over to buyer and gets check. Closer files deed at court house records.
