Home is in the Northern WV panhandle. Currently listed at $129,500. Was originally listed at $139,500. It has been on the market for a while. Would $115,000 be too low to offer?

$115,000 is a decent starting offer. It will give you some idea of how flexible the seller is without insulting them. Real estate negotiations are a game and you don't want to put the seller on the defensive. Assuming that the seller didn't drastically overprice the property to begin with, that offer is within the realistic range.

Depends on the size and condition and the amount left that the Seller may have to get in order to satisfy all outstanding bills, Realtor fees (if any). Be sure that if the Seller counters at $125,000 that your Realtor includes in the Offer, that the sales price is contingent on it appraising at that price or higher.

It seems reasonable. Offer what you want and see what they counter offer with.

It depends on if that market is a hot one and it appears it is not if they have had to lower the price. If it was a hot market, they would not even respond to your offer and look at others, but my guess is they will consider it and offer a counter offer.

no, that's not too low.
There is a reason it's been on the market a while.
The name of the game is offer / counter offer.
You make your offer, he will counter, and somewhere along the line you will meet up in the middle.
If I were you I'd offer 100,000 and work from there, that gives you over 15,000 to play with.
Do not ever be afraid to offer low, if he wants to get out from underneath the property, he will haggle with you, don't worry.

What is the worst that can happen? If it has been on the market for a while offer $80,000 and see what kind of counter offer they make. You are not trying to date this person or be their friend, its business.

You should go for it. They may accept it. If not, they will just counter-offer with another price that is higher than your offer, but lower than the listed price, so you're still a winner.

It can't hurt to offer, but you might look at 119,500. Thats 20,000 below their original asking price. It's a psychological thing. That $4,500 just might turn the trick. good Luck.

It's almost 90% of your asking price, it's certainly not an insulting offer.

Counteroffer somewhere in between and see what happens.
