I rented a room in a house, and had no written contract or lease. Everything was just month to month. I paid a 200 dollar security deposit, and when I notified the landlord around Dec. 12th that December would be my last month, she refused to give my deposit back because I did not give 30 days notice. The lady did not live in the house, and she instructed me to take up all house issues with "Brian," her friend and the person who had lived in the house the longest, so that is who I told I was leaving at the end of December. She then says that I should have told her instead. Do I have any kind of a case in trying to get my deposit back. The room was left cleaner than what I found it, and I did not create any disturbances during my 4 month tenure. Any help would be appreciated.

I have a 2 bed / 2 bath condo in Tempe AZ that we rent out -- in the past it has been a normal tenant lease but we now have a small Internet marketing firm that wants to rent it for their traveling "executives" -- one that will be there 75% of the time and the others will be traveling in and out of town...

What type of lease will we need to have (we will require that the lease be in the company owner's name vs their company) and what do we need to know?

I have added a $150 cleaning fee to the regular security deposit and will do a 6 month vs 12 month lease to see how it goes.... advice and suggestions from folks with experience in this area is MUCH appreciated -- this is a significant investment for me and while I don't want to jump at just anyone who is applying, we have had the unit vacant for 2 months now and I think if we know what we are getting into and handle this in a smart way it will be OK... thanks!

I'm looking for another website similar to realtor.com where you can search for real estate listings by location and narrow the home search by number of bedrooms, bathrooms, etc. Realtor.com is a great website but I'm looking for more listings that include pictures of the properties.

I am a renter in a house that is for sale. The realtor called me and stated that a client who previously looked at the house would like to see the house again but has requested that I not be present while they look at the house. First she asked me to stand on the front porch. I said it was not acceptable because I live near Cleveland and it is winter here. I countered by saying that I could go upstairs while they look at the first floor and that if they wish to look upstairs again I would come downstairs while they look at the 2nd floor. She said that they would not agree to it. Then asked if I could leave and go somewhere or sit in my car!

This sounds outrageous to me. What do you think? Please if you are a realtor say so in your reply.

I have a 5g prepayment penalty, need out of it. Real estate agents won't sell because of lack of commission and equity. I can't seem to find an agent who will sell because of no equity. Can I just put it in the paper, or internet, who would handle paperwork, etc..? Any info would help thanks!

We moved a year ago and have had terrible luck selling our mobile home since they depreciate, and it's in a mobile home park. We were even considering purchasing land and moving it. Is this a good way to go? We owe 41,000 and it's a 2000 Fleetwood doublewide. We pay approx $400 mortgage payment on it, and $288 in lot rent. Since we can't sell it, what if we donated it? How much would we get back in taxes? Could we deduct the 41,000, and, if so, would we probably get it back? If so, it might be best to just donate it.... keep paying the mortgage (it would eliminate the lot rent at least) and then in 2007 (for 2006 taxes) we would get most or all of it back??????? Is this how it would work??? Your thoughts..... We don't know what we are doing and any help would be appreciated!!!!!!!!!!!!!!!

I know that PMI is an amount you pay if you don't put a down payment of at least 20% of the value. If the apprasial value is higher than the purchase price the lower price is used for the 20%. The question is if the apprasial value of the home is less than the purchase price how much do you have to pay in to be considered not required to pay PMI? This is a property in NYC.

eg. Purchase price = 100,000;
apprasial value = 50,000

what is the down payment amount without being subject to PMI?
a) 20% of purchase price = 20,000 or
b) 20% of value + difference = 60,000 = (20% of 50,000 + (100,000 - 50,000) difference between purchase price and appraisal)

My husband and I are looking for our first house. We'd like to buy one that is less than we were approved for and put about $20k into remodeling it before we move in. Is there a way to roll the cost of the renovations into your mortgage? What's the best way to start the process? What should we look for? How long before we move in should the remodeling start? I want to be right because my husband thinks I am way off by thinking that we can do this. Help!

I leased my home to the builder of the home, he sold the business to another guy. The guy sublet it to another person. The new tenant has paid my tenant the rents but I have not recieved anything. How do I evict them? Also the person who now owns the company is a Designated Broker. What other steps can I do to get my rent?

I have a small rental house and recently the furnace broke down. To fix it costs $5,300 as it has to be dug out from under the house. I will fix the heater but am still working on getting the money together. In the meantime I have brought the renters four space heaters, plus fire wood. Today after bringing them firewood, I got a phone call from them which was upsetting. They are angry that I didn't brought them a full cord of wood and that they are freezing their asses off. . I asked them if they are using the space heaters and they said, "Yes, but that it's expensive." I explained that running the gas furnace (if it were working) would be even more expensive since gas is out of sight these days. I also told them that I will keep bringing wood to them as they need it. So, anyway they yelled at me and have threatened to call the Landlord Tenant Hotline, plus move out.

Good Faith estimate came in 54% funding not 80%, various additional fees, impound account requirement, Prepayment penalty - NONE of which was specified in the Good Faith Estimate AND the Lender will not explain WHY. We are days from closing - stress city!

I'm looking for referrals on reputalble lenders who will help me obtain a loan. Most of the brokers or lenders whom I spoken with are offering high rates, second mortgage, 6 months reserves or just not calling back.
