I am getting ready to build a new home for $136,000. I'm going to put down 20% as the down payment. So, instead of a loan for $136,000 would the loan actually be $108,800 and thus my house payment would be based off of the lesser amount; right?

Me and partner have seen a house that we really like. The vendors accepted an offer but the sale collapsed because the new buyers thought the house was full of damp. What are the main signs, and how much would it roughly cost to get the house damp proof course done?

I sent a certified return receipt letter to the property owner of my apartment with a complaint about the noise above me. It has hardwood floors and the sound is magnified tremendously. I have to wear earplugs, but can still hear the running, jumping, doors slamming, etc. through the earplugs. I expressed to the landlord that I felt that by them placing large carpet remnants down on the hardwood floors, it could mute A LOT of noise. However, the response I got was that he had "investigated it" and there is nothing he can do. Although no one ever actually came to listen to the noise I have to hear everyday. He stated that she promised to stop wearing high heels inside and will have her child play with quieter toys. That isn't the case at all. It's just as loud now, if not louder. He also stated that he can't have people rearrange their life to suit mine. I'm not a happy camper as a result of this. What can I do? I only have 3 months left on my lease.

We offered 440,000 for a house that listed at 450,000 they declined, so we offered 450,000 and their appraiser said 460,000
our appraiser said 455,000 we do not feel our realtor is working for us and knows we are not hip to these things. Can we fire her?

My girlfriend and I are renting, and the thought of pouring another £12k into our landlords account and having nothing to show for it is winding me up!

Although I know we can afford the mortgae repayments as they will be less than our current rent, we can't afford deposits, agents fees and stamp duty etc!

We may be forced to get a 100% mortgage, something I really didn't want to do!

Is there any other option for people in our situation?

Alternatively, if we get a 100% mortgage, is there any way that in a year or two, we can re-mortgage our house and if the property's value has increased or we have saved enough money, we can essentially pay a deposit and have a mortgage for 90% of the property's value?

As a landlord is there any special clause that I should enter that would benefit me in the long run? eg can I enter a clause that will mean that the tenant has to forfeit their right to squat in the property after the expiration of the agreement, or can I enter a clause that will mean that if the tenant doesn't pay the rent on time they will be liable for instance for a fine of 20-30 pounds each day that the rent is left unpaid? Any other tips as a landlord that I should be watchful for?

First of all, let me add that this is a serious idea that I've conceived many months ago and that I've been working nonstop on getting this project started. Point Fusion, as it's called, is an entertainment complex that I want to develop outside of Pittsburgh in Greensburg, PA. It's a concept that I've created, and basically, it's going to be like an indoor theme park, with attractions in each themed area, as well as stores and restaurants. Think of it as a mall, but on an acid trip. Many of the attractions would be self-operated, but the stores and restaurants would be regional and national chains. On the official site, www.pointfusioncomplex.com, I've compiled some info on the project such as the individual themed areas, the concept of it, benefits, leasing, a personal commentary and so on. I've chosen a site on which I want to see this happen, and I've also contacted the landowner to see what he thinks, but all he said was that he'll call me back. I've also written a business plan.

I have never been late on a rent payment.... My landlord came to my apt. today and told me (verbaly) that I had to be out in 5 days due to structural damage to the building that needed to be fixed. Is this legal? or can someone give me a website that would be helpful to me?
He said he needed to tare one of my walls out in my living room. This is the reason he gave. He then offered me to move everything into the back part of the apt and he would partition it off so it would buy me some more time to look.
I am in Iowa if this makes a difference state to state. Just blew me away though! 5 days???? how can he do that? HHHEEEEEELP!
