I have a commercial property that is now in default and faceing foreclosure. I made a payment arrangement with the lenders, made the initial downpayment of $9,000, but can't seem to come up with the monthly prepayment arrangement of $4,000 for six months.

is it a good Idea to offer the property to the lender with a deed in leiu of foreclosure ?? and will this be better on my credit rateing ??

overwhelmed with stress.

Out landlord is being taken to court (end of Jan) for not paying his mortgage (God knows what he's been doing with my £800 a month!)

If he loses in Court and his property gets reposessed. What rights do I have? My lease is up at the end of Feb. Do I have to move out immediately? If not, to whom do I pay my rent? What's the deal with my deposit? Should I kiss that baby goodbye?

I own a condo and am renting it out in Portland, Oregon through a property management company. I signed an agreement stating that "the mgnmt co. is to maintain the property in good repair in accordance with the management plan, local codes and any other applicable laws of this state or its subdivisions. This includes, but is not limited to, cleaning, painting, decorating, plumbing, carpentry, grounds care, and such other maintenance and repair as may be necessary subject to limitations imposed by owner in writing in advance. Expenses associated with maintenance and repair shall be paid out of owner's operating client trust account." "agent shall make or cause to be made ordinary and reasonable repairs, without the prior written approval of trhe owner, in an amount not to exceed $500.00, except emergency..." im moving to Vancouver hopefully sometime in july/aug 2007 because im going to UBC in september 07...my parents have this bank account in which they saved money since i was little for me to use to go to university with...so i need to find an apartment that will let me rent without an income because i wont have a job, i'll just be going to school and my parents will mail me my rent, is this going to be a problem?

i guess mine credit score is good, around 690 , mine highest credit card limit is us20,000 for citibank. i have cash 40k in bank. have a job.no debt, no bad report .

i have seen a house, selling price is around 250k. and i am thinking to buy that house and then rent it out to cover the monthly payment then try to sell it after 3-4 years .do u think this plan will work?

will i earn money after 3-4 years? i heard some said now is the time to invest on property but i also heard some ppl said now is bubble, house price will drop and the rate will double....

After months of not selling our property, we decided to rent it. As soon as we did, we told our realtor that we would no longer need his services. Mysteriously, an offer for full asking popped up that day, but the buyer wanted to do it 100% financing. We were repeatedly assured by the realtor that the buyer's loan was approved and was good.

The problem was, we had signed a lease to rent the place out. Our renters demanded $4K for us to break it, which is the norm in California. So we paid them.

As it now turns out, our buyer's loan is not good. He has bad credit and has outstanding child support that is preventing him from closing a loan and closing the place. We feel our realtor withheld this information from us - and that because of this we are $22K out of pocket - $4K for cancellation and $18K in lost income from the one year lease.

I know it was our decision to accept the offer, but do we have any legal recourse against our realtor?

My landlord didn't want me in this apartment in the beginning because I'd be the only female living with 3 guys. I know he didn't want me in this apartment for safety issue's but, did he have to give me a year lease! I don't think it's fair that I have this year lease. I signed it, not knowing my roommates all had 9 month lease. I'm a student, and I'm not going to be living here for the summer, which puts me in a financial situation. Should I bring this up to my landlord? What do I do? :S

My father remarried and lives in a home with his wife and her 2 children. As his only son I am currently living with roomates. My father wants to put the house in my name; it is currently in his name only.

My fathers wife is foreign and she will be legal after my father and her meet with immigration this coming June (marking 2 years for her in this country I believe).

How can my father transfer ownership of the home to me? He wants it so that she has no claim to the home at all should something happen to him. Since she isn't even a citizen yet, would she need to sign something? I am planning on taking out a loan to pay off my father who is giving me a cheap price on the home and moving out before June.

Any and all advice on this matter would be greatly appreciated; I know VERY little about real estate and do not want to pay for a home only to have someone take it from me. What type of deed should I get? Is a quit claim enough?

My tenants at one point requested if they could the living room carpet, which I verbally gave them permission. They moved out on the 31st of December. When I came into the house, I found they have removed all the carpet in the house. This included 2 bedrooms, the L-shape hallway, the stairs leading to the upstairs, and the stair leading to the basement. I think it would be fair for them to at the very least pay for 1/2 of the installation fee for re-carpeting these areas. I would not charge them for the actual carpet, since it was old (but would have lasted at least another 3 years.) Is this fair?

looking to buy a home in and around Seattle, WA. Well things around here are not cheap. I have about $420,000 to spend.
