Six years ago, my father put my name on the deed to his house with the intention of it being my and my sisters inheritance. For the last year he has resided in a nursing home and will probably not be going home. (Alzheimers) Can I sell the house?

I am currently renting a room in California for $500/month. I found that there are 1 bedroom apartments in Tucson Arizona for the same cost. My credit score is below 600 and I just recently filed for bankruptcy. Will I be able to get an apartment?? What can I do??

My daughter just moved to chicago and was there 3 days and started to get bites. They are saying it's her fault, she brought them there. She was living at home with her parents who have never had bugs. All her furniture was stored at home with us. We now have to get items cleaned and possiably throw out furniture.
Her mattress, pillows and chase lounge. Are they responsable for any of this?

In April I filed Bankruptcy. I quit my job after having a devastating miscarriage and felt like there was no other way for us to survive financially. My husband’s job with the Army requires him to have a security clearance and with already shaky credit we decided it would be best for me to file alone. Most of the debt was in my name anyway, so I filed a Chapter 7 in April. Due to my lawyer’s incompetence it wasn’t discharged till December. We’ve been told that with my husband’s low score and my recent bankruptcy our only option is to wait 12-24 months to apply for a mortgage. This makes sense to me, but I’m hoping there is another option out there. We were foster parents for a time and hope to continue that next fall when my husband returns, but he’s stationed in central Texas where CPS prefers foster parents who own their home. We had established a small business in training and boarding horses and would like to continue that in our own back yard and grow from there.

In California, if a tenant (has a lawful right to be there) allows someone (becomes a squatter) to stay on a piece of property and then the original tenant moves out a few days later with the someone staying behind, would the squatter need to be formally evicted or is it considered trespass? If the someone moved in with property and moved out but left the property would the property have to be maintained by the property owner as if the someone (squatter) were a tenant to be evicted?

Is there a reference that can be cited?

My tenants just told me they now have to take care of their old dog (a German shepard!) 3 weeks after they signed the lease. It's not that I do not allow dogs, but I certainly would not have allowed them a huge german shepard--- In a one bedroom apartment!

They said they had no dogs at the time of the lease. And the lease simply states that I need a pet deposit.

Now that I have realized the legal implications such as if the dog bites someone I get sued, etc. How do I approach them about this?

The first one was from Quicken Loans and it's an 80/20 conventional loan. First at 6.3% secound at 7.8%. The secound quote is from Global mortgage. 100% with no PMI. The bank they are using is Charter One and the interest rate is 6.875%. I was told that their was no way I could get such a loan without paying PMI. What is the law reguarding that? With a new job, I have to relocate to another state and am needing to sell my house. This is my first house that I have owned, so I am unfamilar with looking for a real estate agent. I do not want to use the agent I had when I bought the house. So what are things that I should look for in a real estate agent? What questions should I ask them? Is this something I should shop around? Also, I need to get the house sold quickly (my job wants me to start ASAP), but I do want to make some $$, any advise?

So let's say there's 29,750 remaining on the mortgage (for a 3 bed 2.5 bath @ 545/mth). It states to talke over the existing mortgage payments. No money down. Is this too good to be true. Only pay $454 a month on a home like this until it's paid off? Please help with explaining how to take over a foreclosure home. Thanks.

I believe that renting is a waste of money. I am interested in pooling my money with 3 of my friends to purchase a nice home where we can all live in for 3-5 years. We are all 25 year old males with different future paths. We make a combined 200k per year and we would attempt to split all costs evenly. Could this work? What should we do if one of us wants to move out? Would their be any problems later on with selling the house? Please help!!!!

When looking at property records, it seems that most houses have a much lower assessed value than what the home actually appraised and sold for. Why is this?

For instance: A home is appraised for $100,000, yet the county's assessment of the property is only $69,000.

This guy owes me $192.00 dollars; He is the supervisor at whitefield lab and he places workers at different clinics , he asked me if i wanted to move to another clinic near my home,so i said sure as long as i didn't have to pay parking. Well, he said you will pay $60.00 dollars a month and i will pay you back at the end of each month; i said yes no problem if i'm going to have my money back why not? He hasn't paid me yet! i only paid parking for 3months becouse he is not returning my calls. He gave me a check for $190.00 dollars and the bank is charging me $7.00 dollars,because the check he gave me was a closed account! Help .................What can i do?

I'm a private investor. I'm starting to look into privatly held real estate notes that people have carried back when they sold their property. I know that most times (at least with the people that I've talked with) they wanted the cash in the 1st place, but the deal was too good to turn down.

Does anyone know of anyone who is doing this successfully at this time? Does anyone know of anyone with a note that they may like to get a quote on?
