If I have a list of people from the courthouse that have recorded mortgages of over 7%, what is themost effective way to cold call about refinancing right now because 30 year fixed rates are lower right now? The mortgages are from 2001-2004 and can range from $200,000-$5,000,000, are owner occupied and can be ARM's or fixed.

I see the commericials online and on tv and they offer such low payments for their home loans. I just want to know how does that work? Is it worth it? Will I be paying way more interest? Has anyone here gotten one of those loans?

Thank You;
K

my parents just bought a home that they cant even afford (700.00 in san francisco),the mortage payments will be 10 thousand dollars every month for 30 years,which i think is totally crazy,i am sure they wont make it,and will lose the house,they dont even make 5 thousand a month,and they had to borrow money from every relative available to put down the down payment (100 thousand dollars),the house is gonna be many times more expensive than the actual price,does anyone know if the monthly payments can increase without notice? can anyone tell me if there is a way of backing out from this deal without losing the down payment they put on the house? please help! my parents are in deep ****

I currently own a large tract of land and would like to learn how to split it up into lots and sell those separately. If you know any good books on the subject or other resources, I would appreciate the input.

we've moved and have had the house listed with a major realty company for 6 months and it has not sold. The listing is about to expire so I desperately need to sell it or rent it out. I don't like the idea of renters being there while I'm trying to sell it (will it be clean and maintained properly for showing, etc?) The house is appraised at $95,000 and we've had it listed at $105,000 but the market is down and we've only had one LOW offer on it. Should I go ahead & rent it to help me out financially say for 6 months and try to sell it myself or list it with another agency?

I have just offered the asking price for a property and stated that I would pay it providing it is taken off sale... yet the estate agent is not passing this information on to the seller! He said he will note the offer with his staff but isn't going to contact the seller about it? Why not and what is he playing at?

There are many developers availale in Gurgaon like DLF, Ansal, Essel etc. developing defferent types of property like flats, Villa, Plot etc. but there is not a single source in my mind from where I can get the exact rate of that property. There are many property dealers available but the rates of all are different. If I want to buy a property of DLF Icon or summit which was developed by DLF, what would be exact price. Is there any Website from where I can get the price listing.

All my loan options fell through, even though I have over $100,000 equity in my home, I have until 1/10/2007. I owe $12,410. I'm not able to get that amount of money, but I am able to make the monthly mortgage payments now. I got behind because of losing my job(career) of 10 years, due to corporate downsizing. Very devasting to me & my two sons, I could understand if it was because of something I did wrong, but I worked 12-14 hours a day, 7 days a week, and gave my all to this company. Now I have a new job, and can make the monthly payments, but can't find a way to save my house. I have nowhere to go, I must keep my house, I worked my *** off for this house for the last 6 years, it means everything to me and my two sons. I tried talking to my lender, they want the $12,410 NOW,(BEFORE 1/10/07). Is there anything I can do? Anything to stop the auction to give me more time? Anywhere I can go for help? I'm open to ANYTHING to keep my home!!

I inherited some money a year ago. My sister proposed that I go halves on a house with her. She said that since the houses were expensive, I couln't afford one and she couldn't afford a really "nice" house. She said to put half the down payment($40,000)and pay half of the mortgage until I decided not to live with her anymore. She would cash me out of the "deal" or sell the house to get our cuts. She is married and has four kids 16,15,9,5. And it's me and my 71 year old dad. Would we be able to make it? Is this deal too risky? She said that everything is going to be legal with a notory public. The houses are located in Sacramento,Ca and run about $315,000-450,000 Is this a good investment?or should i put my funds onto a cd at a bank?over a years course,I would have paid $15,600 plus my 40 grand down.we plan to live together for four years that would be a total of $62,400 in payments plus my dwn payment.and the house would only have went up about$130,000over the 4 year period.any advice?
