I am looking for a market that will provide an investment property at a price in which the cash flow will be positive after 100% financing, and renting. Where can I find housing prices and rental prices that are good enough to make a cash flow positive investment?

We put down $200,000 to by a $400,000 home. So we asked for a $200,000 loan at an X interest rate. It was a loan to be paid off in 15 years. By the 15th year (we are currently in the 3rd year) we would have paid off 200,000 plus a LOT more money in interests. We are thinking about paying our house off this year. How does it work??? If we still owe 160,000, do we just make a check for 160,000 dollars, or do we have to pay the 160,000 PLUS the interest that would have been accrued in the next 12 years... THANKS!!!

I got divorced and am having a hard time trying to sell my house, in the meantime the mortgage payments are breaking my back and I can forsee that in a short while I will not be able to afford it. If I make arrangements with my mortage broker to take back my home, will that do irrepairable damage to my credit in the future?

I have lived in a self contained bedsit for nearly 20 years. The bedsit is attached to the landlords own house in Hampshire. I have been unemployed for most of the time while living there and my landlord receives £260 per month from the council. I have no bills to pay, I have free Sky TV provided by my Landlord and he does my washing for me. I have the use of a large garden and a shed in which I store my vast record collection. My Landlord is nearly 80 and has suggested that I find somewhere else to live as he is thinking of selling the house. I think he is being put under pressure by his son who took against me last year when I nearly burnt the house down after leaving a candle burning while I went out and because I did not help his father with moving my stuff out for the refurbishment of the bedsit as I have a bad back (which I am on invalididty benefit for) At 50 years old I feel it is unfair to expect me to move from what I consider to be my home. Have you any advice.

I just purchased a house that I bought because the value of the house was well under the appraisal value, I could just turn around and sell it and make a little cash but what I want to do is fix it up a little and sell it for a little more. Any help or opinions would be much appreciated!!

do they get you the best rates or do are behind hidden sharks
is it better to go straight to a bank that may give you a ok? rate when you know your score is borderline?

I was told if u alreadyhave low scores brokers can send you to many banks which can lower your score when you were only going to be at a rate "you deserve"\or perhaps lower (because of the inquires) in the first place. while the broker makes money on the referral, um..................

I want to rent to own a house which would costs $215,000. Now, after a year, when the full amount of rent ($ 1000) is added to the purchase price, there will be $203,000 left to pay. Is it common to ask the seller that the rent will be considered as a bank's down payment?

I don't care that much if its $215,000 or $203,000. My problem is more to get some amount of money for the down pament!

i'm a rental program similar to section 8 but a little different.i informed them that the landlords of the duplex who live next door to me .haven't paid the 8000 dollar taxes since 2002nor have they paid the mortgage for 42,000 due by dec 1 2006.irented this duplex april 30 2006 and its now january 2007 and i'm trying to leave .my rental program said they will pay the landlords no rent due to there house failing inspection dec 8 2006.so the landlords keep asking me when i'm moving the wife has a bad attitude she's 39 husband 40 and i'm33 with a 3 year old autistic son.my rental program told me for every day i'm here that i have to pay these landlord 22.25 per day until i move out because they won't give them the 632.00 anymore.should i pay the 22.25 per day for the next 2 weeks until my rental subsidy pass inspection for new house i'm trying to move in to or should i put my belongings in storage and live with my twin sister for 2 weeks said rental subsidy said i could move in jan 2007.

Im buying a home that I already put a deposit on. (Pre-construction) It will be built in 7 months and I have that time to raise extra funds to better my loan. My mom is 48 and does daycare but she is tired of it and wants to do something else. She never earned a GED because she moved out when she was young because of abuse. How can she get another job, to earn a new skill lets say, and keep her job to pay her bills while she looks for another career. I already have access to MLS- do i really need a broker? Granted, there is a lot of confusing paperwork but cant i have a real estate friend to look it over for me. And doesnt it seem like a selling broker would be more willinbg to work with someone who doesnt have a buying broker since they get to keep the whole fee?

this is my 1st house and 1st sell, but someone told me you can advertise your home and you dont need a realtor, just a buyer and then a closing company, they say this will save me the money the relator would have gotten, but again this is my 1st rodeo, i am trying to sell a huge 4 plex in a busy tourist town, and everyone thinks the realtors are shiesty out here, does anyone know where to locate investors or where to place an ad, besides the local paper? what is the basic percentage a realtor gets for commission on a house being sold anyhow?
