I currently own a large tract of land and would like to learn how to split it up into lots and sell those separately. If you know any good books on the subject or other resources, I would appreciate the input.

I appraise vacant land with subdivision potential all the time; a book will not explain all the details needed to subdivide. I would first speak with the planning department in your area to get zoning info and ask about subdivision potential. After you know it's has subdivision potential you need to hire a planner who is familar with the requirements in your area to draw up a subdivision plan and submit it to the planning department and once approved you have to go get permits from other agencies such as Health, DEC if it has environmental conditions etc. If in a hurry I would wire an expiditer to get all your permits and a lawyer to represent you during your planning board hearing.
