I own a single family home with no mortgage that needs over $175,000 worth of work to re-store it to livable condition. I want to tear most of it down and zone it for a multi family.

in nyc, there are many steps: first, you would first have to go to one dept. to see if a multi family home is within the zoning laws for that area. then you would need to go another dept. to get a building/construction permit once you know if you are allowed to build...and the red tape only gets worse.
if the building is located in a smaller municipality, there may be fewer requirements and fewer depts to deal with.
just visit a county office related to your needs and they will (hopefully) tell you where to go. good luck and happy re-building!
