I have a 5g prepayment penalty, need out of it. Real estate agents won't sell because of lack of commission and equity. I can't seem to find an agent who will sell because of no equity. Can I just put it in the paper, or internet, who would handle paperwork, etc..? Any info would help thanks!

If you have any type of financial hardship and are facing foreclosure, you can "shortsale" your condo. Basically it's asking the lenderto accept less than what's owed in order for you to sell the place in order to avoid foreclosure.

An agent with experience in Short sales can help you. If you're in Southern California, let me know.

Sure you can sell it on your own, list it on fsbo websites or craigslist, advertise in your local paper. A lawyer would handle all the paperwork, just as they would if you used an agent. Many people sell on their own. But think about how much you are going to spend in advertising, and the amount of time it will take you to sell on your own.
Listing with an agent, it will get more exposure, they will advertise for you, they will have open houses. Maybe you should increase the commission you are willing to give, it may be worth it.
Also check out foxtons.com. They list at very low commission rates, but beware, you get what you pay for.

A new agency called Assist 2 Sell has been helping homeowners sell their homes for little or no money. Check out their website assist2sell.com Maybe they can help you. You can always sell your condo yourself, but without the proper know how, you could make a costly mistake. Do your research first to make sure you comply with all the laws and regs.
