My landlord isn't plowing the complex.On X-mas neighbors had to hand shovel their drive ways to get an amublace in. Plus a 93 year old neighbor we had to make sure she could get in & out. I know we can hold rent but it's snowing now!. I can wait. But my neighbors can't. Any help now! I have still have ? about escrow...

i think the price of a house invirtually all larger cities in the united states is just bull sh it., You've got these piece of sh it houses selling for 250,000 that would have sold for 135,000 five years ago, your monthly payments would be like 1600 per month.

My sister is 28,she has 3 children.She is collecting disability&she has a live-in boyfriend who can work but,doesn't.Her income is only $600 month.Her oldest son,also collected disability but, she signs the check over to his dad.This is half of her income given to another male bum.She is currently in the eviction process of her apartment.She made a decision about 2 months ago against my advice,not to pay her rent because she said the landlord didn't fix anything.She was going to save money for a new apartment.I knew she couldn't save but, she assured me she had $1500 saved.Today,she admitted to me she has no money.I had to buy them formula,food and diapers.She had not made the efforts to sign up for food stamps,etc.She will be given 3 dys notice to get out.We have 3 xtra bdrms for her or give her $ to get a new apartment.But,we've been in this situation before and since August 2005 have spent $16K bailing her out.Do I help?or does she go to a shelter til she is ok on her own. Help!

There are a few propeties that are being auctioned at the courthouse that I know I can flip and make a huge profit. Here's the catch. I have very little money to start with, I don't want to take real estate classes right now and I'm trying to avoid taking out a bank loan. What are the steps I need to take to make this work for me.

I am about to graduate from college, and I have about 15,000 saved up. I am looking to buy a condo for about 85000. I have two options when it comes to the mortgage....

100% loan, 6.75% payments about 550 a month (no PMI required)

95% loan, 6.375% payments about 540 a month (including PMI) (4250 cash for down payment)

My qestion is this....? does it make any sense at all to make a down payment when it will only lower my payments by about 10 dollars a month? I would like to have equity in the property, but I could also use the money to finish paying off my car completely, which would free up 115 dollars a month.

Market is Tulsa, OK.....appreciation rate of about 3-5% a year, not really affected by national market, thus there are never really any sizeable downturrns. I am looking to be in the house for about 5 years.

I was the winning bidder on a home through an auction and the contract which I signed has an inconsistency.
Due to my circumstances changing I am considering walking away from the deal, but want to figure out my liability.
One the first page of the contract at the top it states
"See attached addendum C Terms & Conditions of Sale" BUT right under that in the General Terms & Conditions section there is a sentence that states:
"If payment of the balance of the purchase price does not take place within the specified period the deposit will be forfeited and the property will be resold at the risk and expense of the defaulting purchaser"
YET IN ADDENDUM C UNDER THE DEFAULT SECTION it says
"In the event the purchaser fails to close on or before the closing date, the Deposit may be retained by the Sellers as liquidated damages. The Sellers are not required to accept any back-up bid nor are they obligated to negotiate with any back-up bidder."
Which one is correct?
