Even though you rent the land the home is on, many states, including California, have a tax on mobile homes, similar somewhat you would pay a license plate fee for a car every years, only this is a mobile home (property) tax. Sometimes this tax is placed directly to the property owner and you pay it in your lot fee each month.

probably not. however, that depends on whether california is, or is not, a state that charges you taxes on personal property. i do not think so. if it does and you place a new trailer onto a pad that you rent, you must pay personal property taxes on the cost of the trailer. i've seen that most of all in the southeasterern united states.

the owner of the pad, though, may want you to lease the pad paying the real estate taxes or a portion of them. you need to negotiate your rent.

You have to pay for "pad" rentals....which includes the property tax
