1994 mobile, excellent shape, on 2 gorgeous acres, lots of shade trees & landscaping, storage building, rural area close to lake, 1/2 acre fenced as back yard (6' wood privacy). Older owners moving in w/ adult child.

So, if it were me this is what I would do. Offer 35k, then ask for all the closing costs be to paid by the seller. Closing costs, rule of thumb 3% of principal.Oh, when you negotiate please ask for a home warranty to be paid by the seller. This is transferable at COE into buyeres name. Happy home to you!!!

Asking prices are less important than the appraised value. What someone would like to sell for has no bearing on your need not to pay over current true market value. It is nice that you don't want to offend anyone. However, this is a business transaction, so it's not a personal thing. If you walked into her house and said, "It smells in here and the place looks like it was designed by Stevie Wonder!", she might take offense. But I'm sure you won't do that. In fact, without knowing the appraised value, I think your idea seems very reasonable. This is a buyers market in most places, so you don't need to overpay. If your bid is in the ballpark, she will likely accept or counter-offer. If she is "offended", thank her for her time and move on. Good luck.

Depends on the worth of the house. See if it was appraised by the real estate broker or by an independent. Depends on where you live also. Some aras sre overpriced while others are holding their own, sounds like a rural area to be that cheap. If the house is desireable offer at least 5,000. less than asking. They may come back with a counter offer or they may take it. then you should have it inspected to make sure there are no major problems, though it seems to be priced low now. It may be a fixer upper or a first home for someone. Just make sure the structure is good. You could odffer less but you don't want to insult them and they may have it priced low already and just want to sell it. Good luck.

I'd go in at 30k or 32k. Mostly because if it's been on for almost 4months there's probably a reason. And if they need to move or need to sell they might be willing to sell lower. And if you go in low they could always counter offer back and you could probably meet in the middle for 35k. Good luck with everything. I just bought a house and the counter offer part was the most exciting part lol.

I say 10 percent off the price- so offer $37,000.
