I am in UT and I have one rental property but I want to make sure that I am not putting stipulations in that are against the law. My current renters have signed a lease-to-own contract.

We are living on land that belongs to a woman that lives directly across from us and have been living on it for the past 17/18 years. Now, they want us to move and 3 months have passed since they informed us of their decision. We have not been able to find a place to live yet, and is it true that you cannot be forced to move if you have no place to go? We also have not been able to find a place because my parents have credit problems and can't find a place to give them the loan, so that is why have haven't been able to get off her land.

I live in an apartment that has a washer & dryer for the whole building. Well since I've been living here (2 yrs) the dryer either doesn't work or is on a very low setting because my clothes still come out very damp. Since I am paying rent for an apartment with these anemities..can I deduct this somehow from my rent ,....just to give the manager a little shove because complaining hasn't worked.

I am going to be purchasing a house to flip. It should take me about 10-12 weeks to complete. I should profit around $40,000. Will I pay Capital gains on this amount? If so, would I pay less if I purchase the property through a company instead of personally. (If I open a company and buy the house under the company name). I have heard that capital gains is around 35% of the profit. Is this what you have heard?

Thanks!
Kimberley

okay the lady in the family has some compulsive something disorder (basically is kind of insane), i'm very serious, one time, the police have to come to the house to get her to a mental hospital, they are extremely unreasonable people and always want to starts a fight with me (i own the house) over very petty things.

After the contract is over, i'm going to tell them to leave but afraid they won't, what should i do??

I purchased a home back on 10/31/2006. In signing the papers I mentioned that a car and a shed full of stuff was still there. Cause I was not going to sign the papers till it was off. They said that they would come and get it the next weekend. Well of course, they didnt and they live right down the street from me. I saw them at the grocery store 2 weeks ago and told them to come and get there things off of the property and they said that they have been meaning to come over and get the stuff. Okay now with the holidays and there kids out of school dont you think I have gave them enough time to get their property? If not, how much longer should I wait? Some of the property is a Nissan 240 SX, baby photos along with some other family albums, guns and a crossbow, clothes and some Christmas ornaments.
