I live in an apartment that has a washer & dryer for the whole building. Well since I've been living here (2 yrs) the dryer either doesn't work or is on a very low setting because my clothes still come out very damp. Since I am paying rent for an apartment with these anemities..can I deduct this somehow from my rent ,....just to give the manager a little shove because complaining hasn't worked.

If it is for the "whole building" I would presume that you are not the only person with this problem.
Perhaps a group complaint and a group effort would get the dryer replaced. If every single tenant called the management twice a day to complain, you would have a new dryer in no time.
What are you planning to deduct from your rent? .50 cents a load? To be honest, such tiny deductions are not worth being hauled into court for non-payment of rent, late fees, attorney fees and court costs if the Judge doesn't rule in your favor. And thats assuming that rent witholding is even allowed where you live.

The washer and dryer is not in your apartment. The owner has the right to remove the machines if she gets too many complaints. have the other tenants complaint about the laundry room?
I use to be an apartment manager and we had a maintenance service to service the machines. I would receive the complaint and have to call the owner before I could call the company. They would charge her if nothing was wrong with the machines. I would have to stand there when they came to see what the problem was. Most of time there was nothing wrong with the machines, people where putting too many clothes into the dryer. This would throw the thermostat off, and the next people clothes would not get dry.
I would suggest that you get the other tenants to write a note to the manager stating their problems with the dryers. This way you are not the only person with a complaint.

You rent an apartment, not a washer and dryer. These things are amenities, apartment communities offer them as a feature for their residents. If they close down the pool they don't give you a discount on rent because the pump broke.
Request that it be repaired. If the machines belong to a service company that contracts to place them there they will probably have a phone number on the machines. You could take the initiative to call the service company that provides the machines.
For the person who suggested you should tell them you will sue them. I hear it every day! My reply: have your attorney call me... When you get an attorney to sue for a dryer taking too long to dry your clothes this country is doomed.
NO you cannot deduct whatever you think the value of dry clothes is from your rent, you will get evicted!

You first need to find out if they rent/lease/contract out their washer and dryer equiptment. If yes, then contact that company. If the property owns the equipment, then continue to submit your complaints in writing, making sure to receive a copy for your records. If nothing comes of your complaints, take your issue to a higher authority such as your local housing authority or apartment association.

Maria.. don't ever try to do that !!! You want to get kicked out of your apartment for some dumb reason ? I suggest you call the manager and tell her nicely that the dryer doesn't work. Most likely... the dryer doesn't belong to the owner... it belongs to another company who services it. If you put coins in to wash it, most likely the owner doesn't own it. He doesn't care.... call the number on the dryer or in the laundry room... it's your best bet.

Start calling every day about the problem.
Or go to a laundromat.
You can't just not pay part of your rent because of the W/D not working. Don't be evicted for something that stupid.

The state you stay in makes a distinction; and almost each and every lease has some language about correct to enter. i'd verify with county zoning for ideas about interior sight regulation or the county atty.

No, you cannot legally make any deductions from your rent. However, you can send your landlord a registerted letter explaning the problem and requesting that it be repaired.

You could do that but i would not suggest it. Do to the fact that your landlord could come back at you stating that you are not paying the full amount of rent that is stated in your lease. BUT what you could do is tell him or her "Hey i am not paying ANYTHING or I will take my problems to court." By LAW it is the landlord responsibility to keep everything up to code and working in order for his or her tenants to use. THAT IS THE LAW!!
If you mention COURT i guarantee that things will get fixed and FAST!!
