it's like this, i have a property in mind which i want to take out on mortgage and than give to a foreign national, Australian actually. what i am thinking of doing is, i take out the property and pay the deposit and every thing and than once every thing is sorted, give it to that person who lives in Australia, as a gift. the mortgage can be sorted out by renting out the property. what i need to know is, is it possible under current law in the UK. initially when i take out the property i will be the owner but later on when things are sorted and want to transfer it as gift i want that person to be the owner and not me. the house can still be rented and no worries for the mortgage. is it possible to do that or some thing similar. your help is appreciated. cheers.

I live in a 3 bedroom apt with 2 other girls. One of the bedroom is a master bedroom - larger in size and has a bathroom inside the room. This room also comes with its own parking space. The other 2 rooms are equal in size (smaller than master) and share 1 bathroom. The total rent is $2,475. We have split the rent to charge the girl with master bedroom $895, and $790 for the other 2 rooms. Now the girl with the master bedroom has her bf living there for the past 6 months. He has moved in all his clothes, computer, TV, etc. He has mail sent there, is there when she is not there, etc. He is clearly living there instead of visiting frequently. How much should this couple be paying in rent for sharing the master bedroom?

I own a long narrow parcel of land. Sometime in the Nineteenth Century, the boundary hedge was moved approx 2 metres to the East to accommodate an access lane. As this access lane no longer appears in my deeds, who owns it? And can I have it reinstated?

I want to get rid of my house fast. I cant afford it and I cant get it refinanced. I have good credit but I dont make enough money for the mortgage companies to want to refinance me. I am relocating in August and the house market it bad here so I dont have time to sell my house. I was gonna rent it out but my mortgage is too high and I am sure no one will want to rent it out.

My dad recently passed away after being in the hospital for sometime in the ICU without insurance. His side of the family has signed a quit deed in order to receive his estate without his childrens (us) involvement b/c my fathers sister had power of attorney while he was in hospital. Because he has children and is not married or remarried what happens to his property inside such as his belonging of clothes, tools, etc? Are we at least somewhat able to fight for those items or do they go to his family automatically if they receive paperwork in their name for his home? I know they supposable bought the house from my dad for a $1 a week before he passed (dec 06) according to his deed however their paperwork said it started in march 06 when he wasnt even in the hospital.?? Any help?

Here are some more details, my husband and I work for the gov and we have being in the same job for 12 yrs, child support is only $450 that comes out straight from his check before they pay him is deducted and send to Child support Services so we never see that money. We make close to $10,000 gross monthly.
I know rates are higher for stated loan/no doc.
Understand that I'm not bragging about our credit or income I just trying to understand why he is trying to use this type of loan.

I need some help with no docs/stated income home loans.
My husband and I are in the process of getting pre-approved for a home loan. I was assigned a loan officer that asked for all documents, W-2, pay stub, bank statements, 401K. I provided him with all documents. He told me he will be using a stated loan because the fact the my husband pays child support will disqualified us. My husband credit is in the upper 700's close to 800 for the highest and mine low 700 lowest 706.
Now here come the question is this loan officer trying to take advantage of us? If we provided proof of income don't we should be doing a full loan documentation? Oh and he is using my credit score vice my husband and he stated the reason child support again, we were approved already for a mortgage but the loan officer was not honest and we backed out of the deal and child supports was never an issue.
I live in the San Diego, CA area.
Can I make this loan officer use my husband score and full loan doc?

have spent 3-4 week trying to refinance my mortgage loan & each time the loan officer I'm working with promises me that he is the person that can get my loan done...but it really comes down to the underwriter decision. Why can I just work with an underwriter instead of a loan officer? It will say sooo much time!

Ok, so i installed a fire alarm in the hosue, that is approximately 20-25 feet from the kitchen stove in the ceiling. I have put one of those air venter things on top of the stove that removes smoke from cooking that prevent the alarm going off too easily. Now the problem is, the clients i rented my house too refuse to use the venter and everytime the alarm goes off, REFUSE TO DO ANYTHING (meaning using a newspaer to waft away the smoke, open the window etc.) the alarm will sometime stay on for like half an hour and it is loud so my neighbors are ...unhappy. What should i do? It this my fault or is the client responsible?

P.S. they are pretty...unreasonable people too :)

Property survey

Years ago I bought a place in the country.
I will ask this question this way – think of a peace of land as 1 big block
Each corner has a big post for fence the title company hired the survey company
And each corner post has a steel rod in the ground on the end and outside of the post.
Showing my place now 5 years later a neighbor bought some land that joins me and another survey company shows only one steal rod 2 feet off –making part of my back fence belong to some one else and my title company tells me that they will not do anything about it – why do we then even bother to buy title INS?

I see prices dropping in the Northern VA market and it would seem an excellent time to buy a house or condo. I won't get it at the bottom but I suspect it will be a good price. My problem is that every financial calculation I have read about seems to indicate that I should keep renting. I figure I would hold the property for five years.
